TOWNSHIP OF WILLINGBORO ZONING BOARD OF ADJUSTMENT
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that 300 Campbell Urban Renewal Corporation (the "Applicant") submitted an application (the "Application") to the Township of Willingboro Zoning Board of Adjustment (the "Zoning Board") for use variance approval with a site plan waiver for the property identified on the Tax Map of the Township of Willingboro as Block 3, Lot 4.10 and commonly known as 300 Willingboro Way, Willingboro, New Jersey 08046 (the "Property" or "Subject Property"). The Property is presently located in the Primary Business District ("B-1 Zone") within the Township of Willingboro (the "Township").
The Applicant is seeking use variance relief from Section 370-50 with a site plan waiver to utilize a portion of the existing building as an adult day care facility in the B-1 Zone. The program will be licensed by the Department of Developmental Disabilities to serve individuals diagnosed with a developmental or intellectual disability, with a maximum of 40 participants per day. The following variances are being requested from the following sections:
- Section 370-52 – A maximum of 50% of the lot is permitted to be covered by impervious surfaces, where approximately 66.7% is covered. This is an existing non-conforming condition.
- Section 370-75(D) – Off-street parking is required to be setback a minimum of 25 feet, where parking is approximately 0 feet from the Millenium Drive ROW. This is an existing nonconforming condition.
- Section 370-77 – At least one loading space is required for commercial buildings, where no loading space is provided. This is an existing non-conforming condition.
- Any and all other variances as may be required by the Township of Willingboro Zoning Board and/or its professional consultants for any other existing site conditions.

The Applicant proposes the requested relief will enable the Property to be put to productive use and to be improved and utilized in a manner compatible with and complementary to the surrounding area. Additional testimony in support of the requested relief will be provided at the hearing.
The Applicant reserves the right to request any and all variances, waivers, and/or other relief that may be required after review of the Application by the Zoning Board and its professional staff, or that otherwise may be necessary. This is a continuing Notice and the Application may be postponed or adjourned to another meeting of said Zoning Board without any further notice being required.
A public hearing of this Application (the "Public Hearing" or "Hearing") will be held virtually in lieu of an "in-person" meeting before the Township of Willingboro Zoning Board on June 10, 2026 with the regular meeting beginning at 7:00 P.M.
