TRUSTEE'S SALE 706 Rome Street, Petersburg, VA 23803 Tax Map/ID No. 023270018 Pursuant to the terms of a deed of trust dated October 24, 2023, in the original principal amount of $194,413.00, recorded in the Clerk's Office of the Circuit Court of the City of Petersburg, Virginia, as Instrument No. 202303733, as assigned to Noteholder by Assignment of Deed of Trust recorded as Instrument No. 202503282, the property briefly described below will be offered for sale at public auction: All that certain lot or parcel of land with the improvements thereon and the appurtenances thereto pertaining, lying and being situate in the City of Petersburg, Virginia, as shown on a plat entitled, "Plat showing #706 Rome Street, Petersburg, Virginia, surveyed for Robert L. Brown", dated October 20, 2006, drawn by Stephen L. Barcena, Land Surveyor, Baseline Inc., Colonial Heights, Virginia, which is attached to Deed recorded as Instrument No. 060005415 for a more particular description of the property herein conveyed. The sale will take place on FEBRUARY 11, 2026, AT 11:15 a.m., at the steps of Court Room # 2, located at the end of Courthouse Avenue, Circuit Court of the City of Petersburg, Virginia, located at 7 Courthouse Ave., Petersburg, VA. The undersigned reserves the right to suspend bidding and/or to adjourn the bidding prior to the completion of sale. The property and the improvements thereon will be sold "AS IS" and without representation or warranties of any kind. The sale is subject to all liens, encumbrances, conditions, easements and restrictions, if any, superior to the mentioned deed of trust and lawfully affecting the property.
