PLEASE TAKE NOTICE that on Thursday, June 11, 2026, at 6:00 p.m., a public hearing will be held before the Union City Zoning Board at Union City High School, 2500 John F. Kennedy Boulevard, Union City, New Jersey, on the application of the undersigned seeking subdivision, site plan approval, use variance relief, bulk variance relief, and any other approvals, waivers or variances deemed necessary by the Board.
The subject property is located at 1901–1905 Bergenline Avenue, also known as Block 103, Lots 1 & 2, and is situated within the C-N Neighborhood Commercial Zone District.
The Applicant proposes to subdivide the existing property into two proposed lots, demolish the existing one story warehouse/commercial structure and existing one family dwelling presently located on the site, retain the existing mixed use corner building, and construct a new four story three family residential building with six on site parking spaces on the newly created lot.
In connection with the foregoing, the Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(1) to permit a three family residential dwelling in the C-N Zone and such further relief pursuant to N.J.S.A. 40:55D-70(d)(2), if required, relating to the existing mixed use structure and expansion of a pre existing nonconforming use condition.
The Applicant further seeks bulk variance relief including, but not limited to, minimum lot area, minimum lot depth, minimum rear yard setback, minimum side yard setback, existing nonconforming lot coverage conditions, together with any and all other variances, waivers, design exceptions and other relief that may be required upon review and hearing of the application.
All documents relating to this application are on file with the Office of the Secretary of the Union City Zoning Board, City Hall, 3715 Palisade Avenue, Union City, New Jersey 07087, and are available for public inspection during normal business hours between 10:00 a.m. and 3:00 p.m.
Any interested party may appear at the hearing and participate therein in accordance with the rules of the Union City Zoning Board.
