PLEASE TAKE NOTICE that on Thursday, May 14, 2026, at 6:00 p.m., a hearing will be held before the Union City Zoning Board at the Union City High School, 2500 John F. Kennedy Blvd, Union City, New Jersey on the application of the undersigned for site plan and variance relief. The Applicant proposes to legalize two (2) existing one-bedroom dwelling units located in the basement of an existing multifamily building, resulting in a total of fifty-two (52) residential units. The property is located at 4500 Kennedy Boulevard, aka Block 263 and Lots 16, 17 and 18. In connection with the foregoing, the Applicant seeks a d(2) variance to permit the expansion of a pre-existing nonconforming multifamily use in a zone where such use is not permitted. The Applicant further seeks bulk variances including, but not limited to, deficiencies in lot depth, front yard, side yard, and rear yard setbacks, building and impervious coverage, building height, minimum unit size, and parking, together with any and all other variances, waivers, and/or design exceptions that may be required by the Board. The subject property is located in the R-Low Density Residential Zone.
All documents pertaining to this application are on file at the Office of the Union City Clerk, Municipal Building, and may be inspected during normal business hours, between 10:00 a.m. and 3:00 p.m. Any interested party may appear at said hearing and participate therein in accordance with the rules of the City of Union City Planning Board.
