PLEASE TAKE NOTICE that the undersigned attorneys for Wegmans Food Markets, Inc. (hereinafter the "Applicant"), with the consent of the record owner Montvale Development Associates, LLC, of property known as 100 Farm View Road and more formally known as Block 2802, Lot 2, Qualifier C001A, on the current tax assessment maps of the Borough of Montvale, New Jersey (hereinafter the "Property") has filed an application. The Property is currently improved with a Wegmans Supermarket and BPO Wine Corporation ("BPO Wine"). BPO Wine occupies 14,306 sf in the southwest portion of the Wegmans Supermarket for the sale of beer, wine and liquor. The Property is located in the AH-PUD, Affordable Housing Planned Unit Development District of the Borough of Montvale, New Jersey.
PLEASE TAKE FURTHER NOTICE that the Applicant has applied for Amended Preliminary and Final Site Plan approval to relocate BPO Wine from the southwest corner of the Wegmans Supermarket to the northern side of the building. The Applicant is requesting a variance from §400-65C.(5) to install two (2) traffic/directional signs containing the name "Wegmans" on the Property (10" x 18" permitted; 12" x 18" proposed and max mounting height 2'; greater than 2' proposed). Other site improvements include the reconfiguration of 12 parking spaces to create 8 e-commerce parking spaces in the southwest corner of the parking area, 2 new ADA spaces with associated ADA ramp and crosswalk to the north of the building, and a new steel stair and ramp system at the rear of the building. The Applicant also requested checklist waivers from checklist requirements 9, 14, 31-32, 36-37, 44, 46, 48-50, 55-59 and 62-64.
PLEASE TAKE FURTHER NOTICE that the Applicant will also request any and all other variances, exceptions, waivers, de minimus exceptions, interpretations and/or incidental relief from the requirements of the Borough of Montvale Ordinance that may be required by the Board after a review of the application.
PLEASE TAKE FURTHER NOTICE that a Public Hearing has been scheduled for Tuesday, June 16, 2026 at 7:30 pm and continuing at such further time as may be further scheduled by the Planning Board in the Borough of Montvale, 12 DePiero Drive, Montvale, New Jersey 07645 at the time and place designated above for the purposes of being heard with respect to this application.
PLEASE TAKE FURTHER NOTICE that all documents and plans for this application have been filed with the Planning Board at the Municipal Building, 12 DePiero Drive, Montvale, New Jersey 07645 and are available for inspection Monday through Friday, during normal business hours, Monday through Wednesday, 8:00 am to 4:00 pm, Thursday, 8:00 am to 6:00 pm and Friday, 8:00 am to 12:00 pm.
