BY VIRTUE of and to satisfy a WRIT OF SEIZURE AND SALE issued from the Honorable 9th Judicial District Court, and to me directed as Sheriff and Ex-Officio Auctioneer of Rapides Parish, Louisiana, directing and commanding me to seize and sell the property, rights and credits of the defendant, I have seized the following property and will offer for sale to the last and highest bidder at Public Auction on the second floor of the Court House in Alexandria, Louisiana, between the hours prescribed by law, on Wednesday the 11th day of March, 2026 the following property to-wit :
Description of a 0.330 +/- acre tract being Lots 1, 2 and portion of Lot 3, Square 7, Townsite of Hot Wells, located in Section 118, Township 4 North, Range 3 West, Louisiana Meridian, Southwestern Land District, Rapides Parish, Louisiana.
Commencing 1/2" iron rod marking the north east corner of Lot 1, Square 7, Townsite of Hot Wells; said corner also being the Point of Beginning of the tract to be described;
Thence proceed South 36 degrees 28 minutes 23 seconds West, along the west right of way line of Boyce Street, a distance of 140.00 feet to a 1/2" iron road marking the southeast corner of Lot 1, Square 7, Townsite of Hot Wells;
Thence turn right and proceed North 53 degrees 33 minutes 00 seconds West, along the north line of a 20' wide alley, a distance of 100.00 feet to a 1/2" iron rod marking the southwest corner of Lot 2, Square 7, Townsite of Hot Wells;
Thence continue North 53 degrees 33 minutes 00 seconds West, along the north line of said alley, a distance of 2.55 feet to a 1/2" iron rod;
Thence turn right and proceed North 36 degrees 28 minutes 23 seconds East, a distance of 140.00 feet to a 1/2" iron rod located on the south right of way line of Ryan Avenue;
Thence turn right and proceed South 53 degrees 33 minutes 00 seconds East, along said right of way line, a distance of 2.55 feet to a 1/2" iron rod marking the northwest corner of Lot 2, Square 7, Townsite of Hot Wells;
Thence continue South 53 degrees 33 minutes 00 seconds East, along said right of way line, a distance of 100.00 feet to the Point of Beginning;
The above described tract contains 0.330. acres and is more particularly indicated on Certificate of Survey by W. Aaron Wood, dated April 10, 2023, a copy of which is attached hereto and made a part hereof, together with all buildings and improvements situated thereon.
Terms of Sale: FOR CASH "WITH" APPRAISEMENT
NOTE: ALL SALES MUST BE PAID IN FULL TO RPSO BY 2:00 PM ON DAY OF SALE. ALL FUNDS MUST BE PAID WITH A CASHIER'S CHECK, CERTIFIED CHECK, OR BANK MONEY ORDER. ANYONE INTERESTED IN BIDDING MUST SUBMIT AN IRREVOCABLE BANK LETTER OF CREDIT TO THE RPSO CIVIL DIVISION PRIOR TO THE SALE.
