PLEASE TAKE NOTICE that the Zoning Board of the Township of Ocean ("Board) will hold a public hearing on Monday, November 24, 2025 at 7:00 p.m., in the Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey to consider the application of Township of Ocean Fire District #2 ("Applicant") for premises known as Lots 1-4.02, 5-7 & 12 in Block 114 as shown on the Official Tax Map of the Township of Ocean and located on the North East Corner of Sunset Avenue and Wickapecko Drive, Ocean, New Jersey ("Property").
The Property, which is located in the Township's C-1 General Commercial Zone ("C-1 Zone") & R-6 Residential (R-6) Districts, is approximately 1.12 acres and is the location of the existing Township of Ocean Fire District #2 properties. Applicant is seeking a conditional use approval along with preliminary and final site plan approval to construct an 8,900 square foot 2-story addition to the existing 13,335 square foot Firehouse. The proposed site development includes additions, accessibility fixtures, walls, signage, stormwater management facilities, lighting, landscaping, and related site improvements. There will be no change in the existing conditional use.
In conjunction with the application, Applicant seeks bulk variance relief pursuant to NJSA 40:55D-70.c as follows:
• Side yard setback of 8 feet to building and 0 feet to stair proposed,
whereas a minimum of 10 feet is required.
• Building height of 38 feet to peak, whereas a maximum of 35 feet or 2½
stories is required.
• Building coverage, buildable area of 46%, whereas a maximum of 27% is
required.
• Government public building use, where such use is conditional.
• All existing nonconforming conditions where a variance or relief has not
previously been granted.
Applicant also expressly makes application for any additional exceptions, waivers, variances, interpretations and other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) and as may be determined to be necessary by the Board during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file in the Board office located in the Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey and are available for inspection during the Township's normal business hours.
