NOTICE OF HEARING
PLEASE TAKE NOTICE that on the 16th day of April, 2026 at 7:15 p.m., a hearing will be held before the Borough of Fair Haven Zoning Board of Adjustment at the Municipal Building, 748 River Road, Fair Haven, New Jersey 07704 on the application of Alexandra R. Rieger and Lewis J. Gaskin, II for variances or other relief so as to permit the demolition of the existing detached garage and construction of a new detached garage on the premises known as Lot 23, Block 27 as shown on the Official Tax Map of the Borough of Fair Haven and located at 108 Battin Road, Fair Haven, New Jersey, in the R-10A zoning district.
The following variances have been applied for:
§30-5.1 Table "C": Maximum height of accessory building (detached remote garage) of 15 feet is permitted, where 16 feet is proposed.
§30-7.8.a.2: Detached accessory buildings are not permitted in the front yard, whereas the subject property is a corner lot with two front yards along Battin Road and the proposed remote garage is therefore located in the front yard. The existing detached garage is also located in the front yard on Battin Road. The proposed remote garage will improve the setback from the northern front property line, where 3.5 feet is existing and 5 feet is proposed.
The following pre-existing non-conformities will remain unchanged:
§30-5.1 Table "C": Minimum front yard setback of principal building is 30 feet, where 22 feet is existing and proposed from the northern Battin Road property line.
§30-5.1 Table "C": Maximum principal building height of 32 feet is permitted, where 35 feet is existing and proposed.
In addition, the Applicants seek any and all variances, waivers and/or related relief which may be necessary to approve the application that is proposed.
The application and supporting documents are on file with the Borough of Fair Haven Zoning Board of Adjustment, at the Borough Hall Municipal Building, 748 River Road, Fair Haven, NJ 07704 and may be inspected during regular business hours. Members of the public may contact the Board Secretary at (732) 245-6111 or solson@fhboro.net to request a copy of the application documents including all exhibits and plans either as an electronic copy via email or a hard copy by regular mail, subject to any standard fees or charges. In addition, all application materials will be posted on the Borough's website at www.fairhavennj.org/zoning-board.
All interested parties may appear at said hearing and participate therein in accordance with the rules of the Zoning Board of Adjustment.
