PLEASE TAKE NOTICE that an application has been made to the Planning Board/Zoning Board of Adjustment of the Borough of Mantoloking in the County of Ocean and State of New Jersey affecting the property known as Block 8 Lot 7 on the Borough of Mantoloking Tax Map on behalf of the owners, Robert and Gina Hayes. Such property is commonly known as 946 East Avenue Mantoloking New Jersey. The applicants request the following relief:   1. A bulk variance pursuant to N.J.S.A. 40:55D-70(c) concerning a front yard setback of 10.2 feet where 14 feet is the minimum required;   2. A bulk variance pursuant to N.J.S.A. 40:55D-70(c) concerning a north side yard setback of 9.8 feet where 10 feet is the minimum required;   3. A bulk variance pursuant to N.J.S.A. 40:55D-70(c) concerning a rear yard setback of 9.6 feet to the deck where 10 feet is the minimum required   4. A bulk variance pursuant to N.J.S.A. 40:55D-70(c) concerning a lot coverage of 2,958.6 square feet where 1,655.4 square feet is the maximum permitted;   5. A bulk variance pursuant to N.J.S.A. 40:55D-70(c) concerning a maximum lot coverage of 2,958.6 square feet where 2,483.1 square feet is the maximum permitted; and   6. For such other variances, waivers or other relief as the Board shall deem necessary and appropriate.   The applicants seek to alter the upper floor of their house. All of the above cited non-conforming conditions currently exist and will not be altered by the proposed development. All documents pertaining to this application are on file in the Office of the Clerk of the Borough of Mantoloking and may be inspected from Monday through Friday between the hours of 9:00 a.m. and 4:30 p.m. in the Borough of Mantoloking Municipal Building located at 202 Downer Avenue Mantoloking New Jersey. For the purpose of hearing comments upon, objections to or statements in support of the granting of this application, a hearing is scheduled before the Borough of Mantoloking Planning Board/Board of Adjustment on August 6, 2026 at 6:30 p.m. in the Mantoloking Municipal Building at which time any such comments, objections or statements with regard to this application may be presented.
