NOTICE OF HEARING
Pursuant to N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that the Planning Board of the Borough of Little Silver ("Board") will hold a public hearing on Thursday, May 7, 2026 at 7:00 p.m. at the Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey, to consider the application of Paul Savin and Helena Cabezas ("Applicants") for premises known as Lot 8 in Block 44 as shown on the Official Tax Map of the Borough of Little Silver and located at 7 Pirate's Cove Road, Little Silver, New Jersey ("Property").
The Property is located in the Borough's R-1 Estate Residential Zone ("R-1 Zone) and currently contains a pre-existing, nonconforming 3 ½-story, single-family dwelling and related site improvements. The existing house has a basement with a floor to ceiling height of 7 feet 4 inches, along with two habitable floors and a non-habitable attic above it. Applicants seek approval to construct: 2 ½-story additions to the existing dwelling (cellar with a ceiling height of less than 7 feet, with two habitable floors and a non-habitable attic above it) expansion of the existing deck, detached garage, additional driveway area leading to the garage, paver patio, planter beds, fencing, and related site improvements.
In conjunction with the application, Applicants seek bulk variance relief pursuant to NJSA 40:55D-70.c as follows:
Lot area (contiguous area outside of floodways, wetland buffer areas, easements, related watercourse and natural or proposed slopes 15% or greater) of 29,830 square feet, whereas a minimum of 60,000 square feet is required.
Side yard (southwest) setback of 20.51 feet (as measured to the easements encumbering the Property) whereas a minimum of 40.21 feet is required and 20.51 currently exists.
Rear yard setback of 30.34 feet (as measured to the easements encumbering the Property), whereas a minimum of 50 feet is required.
Detached garage proposed to be located in a front yard (between the house and street), whereas detached accessory structures are not permitted in a front yard. Importantly, the garage is setback 50.11 feet, whereas a minimum of 50 feet is required for the principal structure.
Applicants also expressly make application for any additional exceptions, interpretations, waivers, variances and other approvals as reflected on the filed plans as same may be further amended from time to time without further notice and as may be determined to be necessary by the Board or its professionals during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file with the Board located at Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey and are available for inspection during the Borough's normal business hours.
