PUBLIC NOTICE BOROUGH OF AVON-BY-THE-SEA PLANNING/ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that on Monday, November 24, 2025 at 7:00 p.m. at the meeting of the Planning/Zoning Board of Adjustment, Marina Building, 2 Main Street, Avon-by-the-Sea, New Jersey 07717 or at such time as the Board may thereafter adjourn, a public meeting will be held with regard to the Application of the Society of Mount Carmel, at which time and place all interested persons will be given an opportunity to be heard. The premises are designated on the Tax Map of the Borough-of-Avon-by-the-Sea as BLOCK 21, LOT 6, also known as 23 Norwood Avenue. The Applicant seeks to construct a new detached garage and apartment which requires the following variances from the Borough of Avon-by-the-Sea Land Use Development Regulations:
1. For construction of a nonconforming use requiring relief under 40:55D-70 d (1).
2. Maximum lot coverage for building is 33%, whereas 34.90% is proposed.
3. Maximum permitted lot coverage is 50%, whereas 54.10% is proposed
4. Maximum permitted garage width is 26 ft., whereas 33.50 ft. is proposed.
5. Maximum garage height permitted is 18 ft., whereas 24.7 ft is proposed.
Together with any and all other variances, waivers and/or related relief which may be necessary to approve the Application and may be modified at the hearing. A copy of this Application and related documents are on file at the Planning/Zoning Board of Adjustment Office, Borough of Avon-by-the-Sea Municipal Building, 301 Main Street, Avon-by-the-Sea, New Jersey 07717 during normal business hours and may be inspected by all interested parties prior to said meeting.
