PLEASE TAKE NOTICE:
That Michele Sceppaguerico has applied to Toms River Township Zoning Board of Adjustment for plot plan/ variance approval to construct a 2nd story addition at the single-family home. This property is located in the R-40E Zone at 1928 Railway Avenue East, Ortley Beach, Township of Toms River, NJ 08751, also known as Block 1020, Lot 2 as shown on the official tax map of Toms River Township.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Minimum lot area 3,000 sq. ft. existing/proposed, whereas 4,000 sq. ft. required; building coverage 51.63% existing/proposed, whereas 40% permitted; front yard setback 4.0' existing/proposed, whereas 12' required; side yard setback 3.1' existing/proposed, whereas 4' required; rear yard setback 8.8' existing/proposed, whereas 12' required; side yard setback (mechanicals) 3.1' existing/proposed, whereas 4' required; driveway setback 0' existing/proposed, whereas 2' required; parking spaces 2 proposed, whereas 4 spaces required; existing fence to remain;
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or Toms River Township Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by Toms River Township Zoning Board of Adjustment at a public meeting on February 26, 2026 in the Manuel L. Hirshblond Meeting Room on the second floor of Town Hall, 33 Washington Street, Toms River, NJ. The meeting will commence at 6:30pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Zoning Board of Adjustment Secretary and may be inspected by you during regular business hours of the Township of Toms River at 33 Washington Street, Toms River, NJ.
