NOTICE OF SALE UNDER POWER CONTAINED IN SECURITY DEED

Pursuant to a power of sale contained in a certain security deed executed by George L. Hansen hereinafter referred to as Grantor, to Mortgage Electronic Registration Systems, Inc. as nominee for First Bank Mortgage a division of First Bank of Georgia recorded in Deed Book 5859, page 135, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell at the usual place of conducting Sheriff's sales in said county within the legal hours of sale, to the highest bidder on the first Tuesday in December, 2025, all property described in said security deed including but not limited to the following described property:
ALL that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being known and designated as Lot 20, Block G, Euchee Creek, Section 6, as shown on a plat prepared by James G. Swift & Associates dated October 12, 2005, and recorded in the Office of the Clerk of Superior Court of Columbia County, Georgia in PC-E, Slide 164 #1-#4. Reference is hereby made to said plat for a more complete and accurate description of said property hereby conveyed.
Said property is hereby conveyed subject to Declaration of Rights, Restrictions Affirmative Obligations and Conditions Applicable to Euchee Creek, Sect. 6 and recorded In said Clerk’s Office in Deed Book 4342, pages 139-150 and to a Declaration of Covenants and Restrictions Establishing and Providing for Euchee Creek Community Association, Inc., recorded in said Clerk’s Office in Deed Book 4342, pages 151-169, made applicable by Amendment to Covenants, Restrictions, Easements and Community Association recorded in Deed Book 5197, page(s) 154-155.

Said legal description being controlling, however, the Property is more commonly known as: 943 Cannock Street, Grovetown, GA 30813
Said property will be sold on an “as-is” basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable); any matters which might be disclosed by an accurate survey and inspection of the property; any assessments, liens, encumbrances, zoning ordinances, restrictions, and all other matters of record superior to the said Security Deed. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed.
