NOTICE OF SALE UNDER POWER State of Georgia, County of Richmond. Under and by virtue of the Power of Sale contained in a Security Deed given by 4 T’s Investments, LLC to Irene Marie Ortega, dated July 15, 2021, as recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Deed Book 1792, at page 564, conveying the after-described property to secure a Note of even date in the original principal amount of $145,500.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Richmond County, Georgia, within the legal hours of sale on the first Tuesday in March, 2026, to wit: March 3, 2026, the following described property:   ALL THAT LOT OR PARCEL OF LAND, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as Lot 8, Block A, Creek View West Subdivision as shown on a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Reel 154, page 1256-1263. Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds and location of said property. Said property is conveyed subject to and with notice of the following matters: a) drainage easements, building setback lines, and all other matters shown on the record plat; b) general utility easements and road right-of-way grants and easements.
