NOTICE OF SALE UNDER POWER
STATE OF GEORGIA
COUNTY OF RICHMOND
Under and by virtue of the power of sale contained in that certain Security Deed (“Security Deed”) executed by Marva Euley Howard in favor of Mortgage Electronic Registration Systems, Inc., dated October 23, 2023, recorded at Deed Book 1905, Pages 1505-1523 of the Richmond County Deed Records, as assigned by Assignment of Security Deed from MERS to SouthState Bank, N.A. dated March 16, 2026, recorded in Deed Book 2007, Page 1406, aforesaid records, the undersigned will sell at public outcry to the highest bidder for cash before the door of the Courthouse of Richmond County, Georgia, during the legal hours of sale, on the first Tuesday in May, that being May 5, 2026, the following described property:
ALL that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being shown and designated as Lot 62, Summerchase Subdivision, Section Two, on a plat recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Reel 240, page 2357; reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property.
Said property is conveyed subject to and with notice of the following matters: a) drainage easements, building setback lines, and all other matters shown on the plat of record; b) general utility easements and road right-of-way grants and easements.
Also included herein is a easement for the purpose of ingress and egress from Summerchase Place, to the building above referenced, recorded in Realty Reel 240, page 2355.
Together with an undivided interest in common with owners of other attached townhouses, flats or residential buildings, now or to be located upon the said premises; In and to all common areas, facilities and amenities, located upon the premises which are appurtenant to and have presently have been placed or are to be placed within the jurisdiction of Summerchase Homeowners Association, Inc. RESERVING unto Hodge Residential, Inc. and Bankers First Real Estate Development Corporation, their successors and/or assigns, an easement over all areas of the above-described property, lying outside of the building located on the aforesaid plat for the purpose of ingress and egress, maintenance and development of grounds and maintenance and development of other amenities.
Said property is hereby conveyed subject to Declaration of Covenants, Conditions, Reservations and Restrictions of Summerchase as recorded in the aforesaid Clerk’s Office in Realty Reel 209 Page 2479 and the Bylaws of Summerchase Homeowners Association, Inc. and to any and all other easements and restrictions of record in the aforesaid Clerk’s Office.
Said property is hereby conveyed subject to any and all other easements, restrictions and rights of way of record in the aforesaid Clerk’s Office.

The debt secured by said Security Deed is evidenced by a Note (the “Note”) dated October 23, 2023, in the original principal amount of $201,800.00, as modified by Deferment Agreement dated April 10, 2024, as modified by Loan Modification Agreement dated March 17, 2025, as modified by Deferment Agreement dated November 17, 2025, payable, principal and interest from the date thereof shown on said Note on the unpaid balance until paid.
Default has occurred in the payment of the debt evidenced by the Note and secured by the Security Deed as a result of the nonpayment of installments owed thereunder. The total balance of said debt has, therefore, been declared due and the Security Deed foreclosable according to its terms.
The debt remaining in default, the property will be sold to the highest bidder for cash as the property of Marva Euley Howard, the proceeds to be applied to the payment of said indebtedness, attorneys’ fees (notice of intention to collect attorneys’ fees having been given), and the lawful expenses of said sale, all as provided in the Note and the Security Deed, said sale to be subject to any and all unpaid taxes and assessments, and restrictions, easements and liens of record with priority over the Security Deed referenced above.
To the best of the undersigned’s knowledge and belief, the property is in the possession of Marva Euley Howard and will be sold as the property of Marva Euley Howard.
The undersigned will execute a deed to the purchaser as authorized in the aforementioned Security Deed.
