By virtue of the above stated Writ of Execution to me directed and delivered I will expose for sale at public vendue on

Being known as Tax Lot No. 3 in Block No. 1603; Dimensions of property: (approximately) 65.62 feet by 140.32 feet by 56.10 feet by 140 feet; Nearest Cross Street: Approximately 122.16 feet to the nearest cross street known as Lewis Street.

Anyone planning on utilizing the “Community Wealth Preservation Program” must have all necessary documentation when signing in for the sale.
The property to be sold is subject to any and all liens for real estate taxes, sewer charges and other municipal liens which may be due and owing to the Township of Bernards. Pursuant to a municipal tax search dated June 25, 2025, real estate taxes were due and owing for all of the 2024 in the amount of $11,973.95 plus penalties, for the first quarter of 2025 in the amount of $2,783.25 plus penalties, for the second quarter of 2025 in the amount of $2,783.24 plus penalties and all subsequent taxes, interest and penalties (contact the Bernards Township Tax Collector for full current figures). In addition, pursuant to a municipal tax search dated June 25, 2025 the following sums were due and owing to the Township of Bernards for sewer account #1057-0: 12/01/23-05/31/24- $1,275.00 plus penalties; 06/01/24-11/30/24- $1,275.00 plus penalties; 12/01/24-05/31/25- $1,275.00 plus penalties; 06/01/25-11/30/25- $1,275.00 due 07/01/25; and all subsequent sewer charges, interest and penalties (contact the Bernards Township Tax Collector for full current figures). The property to be sold is not subject to a lien of a prior and superior mortgage.
Together with all singular rights, liberties, privileges, hereditaments, and appurtenances thereunto belonging or in anywise appertaining, and the reversion and remainders, rents, issues, and profits thereto.
Surplus Money: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
Amount of Judgment to be satisfied $522,043.06 plus interest, cost, printers’ fees, Sheriff's fees, and commission.
Unless the Purchaser utilizes the “Community Wealth Preservation Program”, the purchaser shall pay 20% of purchase price at end of sale in certified funds, certified check, cashier's check or treasurer's check and sign acknowledgment of purchase. The Sheriff reserves the right to adjourn this sale for any length of time without further advertisement as provided for by law.
