PLEASE TAKE NOTICE that on Thursday, April 16, 2026 at 7:30 P.M., in the City of Elizabeth City Council Chambers, third floor of City Hall, 50 Winfield Scott Plaza, Elizabeth, New Jersey, the Planning Board ("Planning Board") will hold a public hearing on the application of SDE Bayway Holdings, LLC (the "Applicant"), seeking Preliminary and Final Site Plan approval in connection with the property located at 701-733 S. Front Street and 713-743 Amboy Avenue, Elizabeth, New Jersey, further identified as Block 761, Lot 4 and Block 752, Lot 1 on the Tax Maps of the City of Elizabeth (the "Property"). The Property is located within the City's Phelps Dodge Redevelopment Area (the "Redevelopment Area") and is currently a vacant lot.
The Applicant proposes to construct a Cold Storage Facility with a Building Footprint of approximately 146,000 square feet, that includes 17 Loading Dock spaces and 54 parking spaces. The warehouse will be located on Block 761, Lot 4 and parking will be located on Block 752, Lot 1.
Applicant is requesting relief for the following design waiver, for the Myrtle Street driveway: Minimum Distance of Location of Exits and Entrances from Street Intersections: 36.3 feet Proposed; 50 feet Permitted.
Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application. The Applicant reserves the right to supplement its submission either prior to or at the PUBLIC HEARING on this matter.
Beginning ten (10) days prior to the public hearing, Application documents will be available for public inspection on the City of Elizabeth's website at www.elizabethnj.org or may be inspected at the Office of the Bureau of Construction and Zoning, Division of Zoning and Land Use, 50 Winfield Scott Plaza, Elizabeth, New Jersey, during that Office's normal business hours.
