PLANNING BOARD
PLEASE TAKE NOTICE that on Wednesday, July 8, 2026 at 7:30 P.M., in the Warren Township Municipal Complex Courthouse, 44 Mountain Boulevard, Susie B. Boyce Meeting Room, Warren, New Jersey, the Planning Board ("Planning Board") will hold a public hearing on the application of 84 Liberty Corner Road, LLC (the "Applicant"), seeking Preliminary and Final Major Subdivision approval in connection with the property located at 84 Liberty Corner Road, Warren, New Jersey, further identified as Block 24, Lot 7.04 on the Tax Maps of the Township of Warren (the "Properties"). The Property is located within the R-65 Zone District (Single Family Residential), which permits single family residential.
The Applicant proposes to demolish all existing structures and pads and to subdivide Lot 7.04 into Lots 7.04.01, 7.04.02, and 7.04.03 with space for eventual single-family residences each. Applicant also proposes a common driveway for all three lots, so no additional curb cuts are required on Liberty Corner Road. The Application requires a design waiver/variance for the construction of a private road to access the three new lots. The town's ordinance does not permit private roads in the R-65 Zone where one is required for this project under the town's ordinance requiring any subdivision of less than 7 lots to utilize a private road.
Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application. The Applicant reserves the right to supplement its submission either prior to or at the PUBLIC HEARING on this matter.
Beginning ten (10) days prior to the public hearing, Application documents will be available for public inspection on the Township of Warren's website at www.warrennj.org or may be inspected at 3 Mountain View Road, Suite 100, Warren, New Jersey, during that Office's normal business hours. The PUBLIC HEARING may be continued without further notice on such additional or other dates as the Board may determine.
