NOTICE OF PUBLIC HEARING
Notice is hereby provided that 2407 Burlington Ave., LLC (“Applicant”) has filed an application for Conditional Use (and in lieu of Conditional Use, Use Variance) and Site Plan Waiver (and in lieu of Site Plan Waiver, Minor Site Plan) approval with the Township of Delanco Joint Land Use Board (“Board”). The subject property is identified as Block 1802, Lots 6 & 6.04 on the Tax Map of the Township of Delanco, located at 2407 Burlington Avenue, Delanco, New Jersey 08075 (“Property”). The Property is located in the I-1 Light Industrial District and within the I-3 Industrial District overlay. The Applicant is proposing to use the Property as a truck and automotive repair shop. The I-1 and I-3 Districts conditionally permit automotive service stations and automotive repair services and garages. The Applicant is not proposing any development or changes to the site.
The Applicant is seeking Conditional Use and Site Plan Waiver approval for the proposed use. In lieu of Conditional Use, the Applicant will seek D1 Use Variance approval. The Applicant is also seeking a site plan waiver because no development is proposed. If a site plan waiver is not granted, the Applicant will seek minor site plan approval in the alternative. The Applicant will request any other variances or waivers the Board or its professionals deem necessary upon their review of the application.
A public hearing has been scheduled on the 6th day of January, 2026, at 7 o’clock PM at the Delanco Township Municipal Building, 770 Coopertown Road, Delanco, New Jersey. You may either appear in person or by attorney and present any objections which you may have to the granting of the relief sought. Letters will not be accepted in lieu of personal appearance at this hearing. All plans and related papers are on file in the office of the Municipal Clerk, 770 Coopertown Road, Delanco, New Jersey, and may be inspected by interested persons during regular business hours. TAKE FURTHER NOTICE that said Joint Land Use Board may, at its discretion, adjourn, postpone or continue the said hearings from time to time and you are hereby notified that you should make diligent inquiry of the Joint Land Use Board Secretary concerning such adjournments, postponements or continuations.
