NOTICE OF DECISION
PLEASE TAKE NOTICE that upon the application of JRB Property Group, LLC (the "Applicant"), the Land Use Board for the Borough of Palmyra (the "Board") conducted a public hearing on Wednesday, October 22, 2025, at which time it considered and granted the Applicant's request for Minor Subdivision Approval and Bulk Variance Approval with respect to the 0.172 +/- acre property located at 732 Morgan Avenue, and more particularly identified on the Official Tax Maps for the Borough of Palmyra as Block 18, Lot 17 in a Residential (R-1) Zoning District (the "Property").
The Board granted subdivision approval to subdivide existing Lot 17 into: (i) proposed Lot 17, which is proposed to be .086 +/- acres (3,750 +/- square feet) and (ii) proposed Lot 17.02, also proposed to be .086 +/- acres (3,750 +/- square feet). Additionally, the Board granted Bulk Variance Approval to allow for Lots 17 and 17.01 to have: (i) a minimum lot area of 3,750+/- square feet where 7,500+/- square feet is otherwise required; (ii) a side yard setback of zero (0) feet due to the party wall between the proposed two single-family attached dwellings, where a minimum of eight (8) feet is otherwise required; (iii) an aggregate side yard of eight (8) feet where twenty (20) feet is otherwise required; (iv) a lot width of 25+/- feet where 60 feet is otherwise required; and (v) a lot frontage of 25+/- feet where 60 feet is otherwise required (collectively, the "Approval").
On January 28, 2026, the Board considered and adopted Resolution No. 2026-7 memorializing the Approval granted by the Board.
