NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree directed to me from the Clerk of the Circuit Court of Lawrence County, Indiana, in Cause No. 47C01-2404-MF-000600, wherein Bedford Federal Savings Bank was the Plaintiff, and Brandon Smith; Chelsie Ferran; and Indiana Housing and Community Development Authority, were the Defendants, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on DECEMBER 9, 2025 at the hour of 1:00 p.m. of said day, at 1420 I St., Bedford 47421, the fee simple of the whole body of Real Estate in Lawrence County, Indiana:
A part of the Northwest quarter of Section 10, Township 6 North, Range 1 West, Lawrence County, Indiana, bounded and described as follows: Beginning at the Northwest corner of said Section 10; thence with the Northline of Section 10 and running North 89 degrees 32 minutes 12 seconds East for 498.00 feet; thence along the West line of a Fifty (50) foot roadway and running South 15 degrees 49 minutes 24 seconds East for 864.50 feet and to a set 5/8 inch iron pin at the real point of beginning of this description; thence from said real point of beginning and continuing South 15 degrees 49 minutes 24 seconds East for 140.57 feet and to a point in an existing East-West fence line, said point being referenced by a set 5/8 inch iron pin South 15 degrees 49 minutes 24 seconds East 3.94 feet; thence with said existing fence line and running South 88 degrees 14 minutes 50 seconds West for 269.20 feet and to a point; thence leaving said fence line and running North 08 degrees 44 minutes 33 seconds West for 143.09 feet and to a set 5/8 inch iron pin, passing a set 5/8 inch iron pin at 2.29 feet; thence North 89 degrees 32 minutes 12 seconds East for 252.50 feet and to the real point of beginning. Containing 0.8317 of an acre, more or less.
