In pursuance of an Order of Sale from said Court to me directed, I will offer for advertising beginning on February 17th, 2026 at public auction, in accordance with ORC Section 2329.153, online @ https://franklin.sheriffsaleauction.ohio.gov on Friday, March 20th, 2026 at 9:00 o'clock A.M., and if not then sold, on April 10th, 2026 at 9:00 o'clock A.M., the following described real estate, situated in the County of Franklin and State of Ohio, and in the City of Columbus:

Being the West One-half (1/2) of Lot Number Forty-one (41), of Home Acres Addition, as the same is numbered and delineated upon the recorded plat thereof, of record in Plat Book 16, Page 23, Recorder's Office, Franklin County.

Being situated in the State of Ohio, County of Franklin, City of Columbus, and being part of Lot 40 of Home Acres Addition as the same is numbered and delineated on record plat thereof in Plat Book 16, Page 23, Recorder's Office, Franklin County, Ohio, and being more fully described as follows:
Commencing at an iron pin set at the Northwest corner of said Lot 40, said comer being in the South line of Rockwell Road (50 feet wide);
Thence East, along the South line of said Rockwell Road and along part of the North line of Lot 40, a distance of 62.50 feet to an iron pin, said pin being the true point of beginning of this description:
Thence East, continuing along the South line of Rockwell Road, and along part of the North line of said Lot 40, a distance of 62.50 feet to an iron pin at the Northeast comer of said Lot 40;

The appraisal was completed based on an exterior view of the property only.
Terms of sale: First Sale - To be sold at https://franklin. sheriffsaleauction.ohio.gov for not less than two-thirds of the appraised value.
Second Sale - If the property does not sell at the first auction, a second sale of this property will be held on April 10th, 2026. The second sale shall be made without regard to the minimum bid requirements in ORC Section 2329.20, but shall be subject to costs, allowance and taxes under ORC Section 2329.21.
