PLEASE TAKE NOTICE that Patriot Depot LLC (the "Applicant") has applied to the Monroe Township Planning Board seeking preliminary and final major site plan approval with bulk variance relief to construct a 15,000 square foot one-story commercial retail building with associated improvements, including but not limited to ingress and egress areas, parking, landscaping, and stormwater facilities (the "Application"). The property is located on the Black Horse Pike, Monroe Township, New Jersey and is further identified as Block 2902, Lots 6, 7 and 8 on the Monroe Township Tax Map (the "Site").
The Applicant requests the following variances and/or design waivers from the Township Ordinance:
1. From §175-123E(1) to allow handicapped parking spaces to be 8 feet wide, where 12 feet is required.
2. From §175-123E(2) to allow the parking spaces to be 9 feet by 18 feet where 10 feet by 20 feet is required.
3. From §175-116.B(1)(a) from providing all existing lights within 100 feet of the site in question, including location of all poles and luminaires
4. From 175-123.E(1)- to permit 4 accessible parking spaces, in accordance with ADA code, where 5 spaces (5% of all spaces) are required.
5. From §175-123.H- to permit areas between the parking area and the building to be un-landscaped where landscaping is required.
6. From §175-133.A(1) to permit no sidewalk along the Black Horse Pike where sidewalk is required.
7. From §175-147.F(2) from providing the location of all trees five inches (5") or greater in diameter on the plans.
No further variances have been identified at this time but the Applicant requests any and all other variances and waivers as may be required as a result of review and recommendations of the Board or its professional review staff.
This matter will be heard at the regular meeting of the Monroe Township Planning Board scheduled for April 9, 2026, at 6:30 PM at the Monroe Township Municipal Building, 125 Virginia Avenue, Williamstown, New Jersey 08094.
