PUBLIC NOTICE
CCS Property Investments LLC (the "Applicant") has filed an application for development with the Borough of Haddonfield Zoning Board of Adjustment ("Board") regarding real property located at 75 Haddon Avenue and designated as block 11, lot 14 on the municipal tax map (the "Property"). The Property is located in the Downtown-2 zone but within a Residential Office overlay [R-2(O)] and an Affordable Housing overlay (AHO-8). The Property is currently improved with a three-story, multi-tenant flex building. The Applicant proposes to occupy the entire main level of the building with a general dentistry practice. The remaining floors will retain their current tenants, which are as follows:
Lower Level
1. Paunil Enterprises - Financial Adviser – 981 sf, General Office, 2 people.
Second Floor
1. Keller Williams - Real Estate Sales Agent Private Office - 1,140 sf General Office, 2 people;
2. Sarens - Commercial Construction Equipment Supplier – 888 sf General Office, 1 person;
3. Legacy Developers - Real Estate and Investments – 540 sf General Office, 2 people; and
4. Residential Apartment - 1,050 sf.
The Applicant proposes to construct an ADA ramp in the rear of the building and re-stripe the existing parking lot. A professional office in a flex building is a conditional use in the D-2 zoning district. There are multiple conditions for a professional office in the D-2 zoning district. To the best of Applicant's knowledge, it complies with all conditions other than (i) the ordinance requires 26 parking spaces, but the Applicant proposes 23 striped parking spaces; and (ii) the existing and proposed conditions do not comply with the required parking buffer width requirements. Therefore, the Applicant seeks a D(3) conditional use variance, site plan waiver and any bulk variances that may be required.
The Applicant also seeks approval of the following variances under the municipal land use ordinance:
1. Section 135-27(D)(4)(a) permits a maximum building coverage of 15%. The current building coverage is 17.6%. This is an existing non-conformity, which the Applicant does not propose to increase.
2. Section 135-27(D)(4)(b) permits a maximum impervious coverage of 62.5%. The current impervious coverage is 62.5%. This is an existing non-conformity, which the Applicant does not propose to increase.
The Applicant also requests any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, additional conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on February 17, 2026 at 7:00 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at located at 242 Kings Highway East, Haddonfield, New Jersey 08033 during regular business hours.
