PUBLIC NOTICE
Please take notice that 310 White House Pike, LLC ("Applicant") has filed an application for development with the Borough of Somerdale Planning and Zoning Board ("Board") regarding real property located at 310 S. White Horse Pike and designated as Block 81.05, Lots 7.01, 8.01, 9.01, 10.01, 11.01, 11.02, 12.02, 13.02, 14.02, 15.02, 16 and 18 on the municipal tax map. The property is located in the B-1 (Business) zoning district and improved with a 2-story multi-tenant building. The Applicant seeks site plan approval to make certain site improvements to the property, which include a parking lot expansion, LED lighting on the outside of the building, landscape buffer planting and a retaining wall. to convert the existing duplex into a 3-unit dwelling
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 162-128 requires a fence, wall, or evergreen planting to buffer commercial uses from adjoining residential uses. The Applicant proposes to eliminate the required buffer to create five new parking spaces; and
2. Section 162-78.2 requires landscaping to buffer adjoining residential districts and provide aesthetic interest. The Applicant proposes to eliminate the required buffer to create five new parking spaces.
The Applicant also requests any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on May 27, 2026 at 7:00 p.m. in-person in the Somerdale Borough Hall, 105 Kennedy Boulevard, Somerdale, New Jersey 08083, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's offices located at 105 Kennedy Boulevard, Somerdale, New Jersey and is available for public inspection during regular business days and hours. It is recommended that any interested party contact the Borough of Somerdale Planning and Zoning Board Secretary, Meegan Wadleigh, either by telephone at (856) 783- 6320 extension 1500 or by e-mail at mwadleigh@somerdale-nj.com regarding questions that you may have about this application. The application may be adjourned to another date without further notice to you and you are advised to contact the Board office in order to confirm the date and time of the hearing.
