The premises described in the mortgage will be sold subject to all encumbrances and prior liens on July 14, 2026 at 11:00 AM on the premises, by virtue of the power of sale contained in a mortgage by Graceco, LLC and Branting, LLC in favor of Newtek Small Business Finance, LLC (the “Mortgagee”) dated December 30, 2020 and recorded in the Town of North Providence Land Evidence Records in Book 3486, Page 312, the conditions of said mortgage having been broken.
Subject to a mortgage by Graceco, LLC and Branting, LLC to the Mortgagee dated December 30, 2020 and recorded in the Town of North Providence Land Evidence Records in Book 3486, Page 288.
$25,000.00 certified or bank check is required to bid. The high bidder shall deposit a bank check, or certified check in the amount of Twenty-Five Thousand Dollars ($25,000.00) at the time and place of the sale as a non-refundable earnest money deposit towards the purchase price to be held at the option of the Mortgagee as liquidated damages for any default by the successful bidder. The highest bidder shall then be required to remit by federal wire transfer an additional non-refundable deposit to bring in an amount sufficient to make the total deposit equal to ten percent (10%) of the purchase price within five (5) business days of the date of the public auction. Other terms will be announced at the sale.
The Mortgagee hereby gives notice of its intention to bid at such sale or any postponement or adjournment thereof.
