NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Superior Court of Vanderburgh County, Indiana, in Cause No. 82D05-2504-MF-002105 wherein U.S. Bank National Association, as Trustee for Residential Asset Mortgage Products, Inc., Mortgage Asset-Backed Pass-Through Certificates, Series 2005-EFC2 was Plaintiff, and Sheila Bruce A/K/A Shiela Bruce; Edith Boyd, Deceased; Indiana Housing & Community Development Authority; LVNV Funding, LLC; Midland Credit Management, Inc.; DNF Associates, LLC; Portfolio Recovery Associates, L.L.C. were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 18th day of Deember, 2025, at the hour of 10:00 AM or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Vanderburgh County, Indiana.

Lot Twenty-seven (27) in Country Club Manor No. 3, an Addition to City of Evansville, as per plat thereof, recorded in Plat Book I page 280, in the Office of the Recorder of Vanderburgh County, Indiana.

Part of the West Half of the Southeast Quarter of Section Seven (7), Township Six (6) South, Range Ten (10) West, in the City of Evansville, Vanderburgh County, Indiana, more particularly described as follows:
Beginning at a point One Hundred Forty-six and Seventy-two Hundredths (146.72) feet North 00 degrees 15 minutes 35 seconds East and Three Hundred and Eighteen Hundredths (300.18) feet North 89 degrees 06 minutes 15 seconds West of the Southeast corner of the West Half of the Southeast Quarter of Section Seven (7), Township Six (6) South, Range Ten (10) West, (which shall be known as the point of beginning). Thence North 00 degrees 15 minutes 35 seconds East Eighty-two and Thirty-seven Hundredths (82.37) feet; thence North 69 degrees 25 minutes 05 seconds East Seventy-four and Seventy-seven Hundredths (74.77) feet (said point being the Northwest corner of Lot Twenty-seven (27) in Country Club Manor No. 3); thence South 23 degrees 55 minutes 30 seconds East Sixty-eight (68) feet (said point being the Southwest corner of Lot Twenty-seven (27) in Country Club Manor No. 3); thence South 64 degrees 35 minutes 35 seconds West One Hundred Eight and Thirty-three Hundredths (108.33) feet to the point of beginning.
Five (5) feet is hereby reserved for a public utilities easement along the Northeasterly side of the above described real estate and adjacent to Lot Twenty-seven (27) in Country Club Manor No. 3.
