NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a Default Judgment and Decree of Foreclosure ("Decree") sent to me by the Clerk of Vanderburgh County, Indiana, entered on June 24, 2025 in a case entitled, Liberty Federal Credit Union f/k/a Evansville Teachers Federal Credit Union v. Scott P. Pruiett, et al, in Case No. 82D01-2505-MF-002848, requiring me to make the sum as provided for in the Decree with interest and costs, I will expose at public sale to the highest bidder, on the 20th day of November, 2025 at 10:00 AM of said day, at www.zeusauction.com, the fee simple of the whole body of real property in Vanderburgh County, Indiana, described as follows:
Part of the East Half of the West Half of the Southeast Quarter of Section Twenty-five (25), Township Six (6) South, Range Ten (10) West in Vanderburgh County, Indiana, more particularly described as follows:
Beginning at the Northwest corner of said half half quarter section, running thence South along the West line of said half half quarter section 280 feet, thence South 89 degrees 57 minutes East 87.97 feet to the point of beginning from said point of beginning running thence Southwardly 173.83 feet to a point on the North line of the Evansville and Newburgh Road, thence in a Southeasterly direction along the North line of said Road 514.42 feet, more or less, to a point 115.16 feet Northwest along the North line of said Road from the East line of said half half quarter section, thene Northwardly parallel with said East line of said half half quarter section, 403.0 feet to a point 460 feet East of the place of beginning, thence West 460 feet to the place of beginning.
EXCEPTING THEREFROM that part conveyed to William E. Keller and Edna L. Keller, husband and wife, recorded November 22, 1952, in Deed Record 342 page 17 in the Office of the Recorder of Vanderburgh County, Indiana.
ALSO EXCEPTING THEREFROM that part conveyed to Edgar E. Wilbur and Ameila M. Wilbur, husband and wife, recorded June 13, 1953, in Deed Record 348, page 454 in the Office of the Recorder of Vanderburgh County, Indiana
together with all buildings, improvements, fixtures, leases, rents, issues, income, and profits. Said sale will be made without relief from valuation or appraisement laws.
