NOTICE OF PUBLIC HEARING

NOTICE OF PUBLIC HEARING NOTICE IS HEREBY given that the City of Great Falls City Commission will hold a joint public hearing on Tuesday, July 21, 2026 at 7:00 P.M. in the Commission Chambers, Room 206, Civic Center, 2 Park Drive, Great Falls, Montana. The public hearing is to consider a request from Little Shell Tribe of Chippewa Indians of Montana for the following: 1. Resolution 10632 - Annexation of the subject property and approval of the accompanying Improvement Agreement 2. Ordinance 3284 - Establishing the zoning classification of Planned Unit Development (PUD) upon the property 3. Amended Plat of COS 3779 dedicating additional right-of-way of California Avenue The subject property is 18.4 acres west of Valley View and south of the Wilcox Subdivision. It is legally described as Tract 1, COS 3779, located in the SW ¼ NW ¼ of Section 3, T20N, R3E, PMM, Cascade County, Montana. The applicant requests to annex the subject property and assign a PUD zoning classification to develop 115 dwelling units, consisting of two apartment buildings consisting of 50 units and 65 single-family and duplex units. The procedures and basis of decision for Annexation by Petition can be found within the Official Code of the City of Great Falls (OCCGF) Title 17, Chapter 16, Article 7. The procedures and basis of decision for Planned Unit Development can be found within OCCGF Title 17, Chapter 16, Article 29. Any interested party may speak for or against this request in person at the public hearing or submit written comments by mail to P.O. Written communication received by that time will be shared with the Commission and appropriate staff for consideration during the agenda item and before final vote on the matter.
