General Notice of Tax Foreclosure Sale

Under and by virtue of an order of the Superior Court of Cumberland County, North Carolina, made and entered in the action entitled "COUNTY OF CUMBERLAND, a political subdivision of the State of North Carolina vs. MAKAYLA ANN BARTLEMUS TRUST, Owner(s)", the Commissioner will at 12:00 noon, on the 07/09/2026, offer for sale and sell for cash, to the last and highest bidder at public auction, at the courthouse door in Cumberland County, North Carolina, in Fayetteville, the following described real property, lying and being in Township, State and County aforesaid, and more particularly described as follows:
Tract 1
Beginning at a stake which is 50 feet from the center of U.S. Highway 301 South and which is the Southeast most corner of the Wayman Sealey property, which this is a part, and running thence North 59 degrees 50 minutes West 200.00 feet to a stake in a ditch; thence North 40 degrees 10 minutes East 150.00 feet to an iron stake; thence South 59 degrees 50 minutes East 200.00 feet to an iron stake which is 50 feet from the center of U.S. Highway No. 301; thence along right of way of U.S. Highway No. 301 South 40 degrees 10 minutes West 150.00 feet to the Beginning, being a portion of the land described in deed recorded in Book 908, Page 389, in the Office of the Register of Deeds for Cumberland County, North Carolina.
And being the same property as conveyed to George E. Bartlemus and wife, Doris A. Bartlemus by deed dated October 11, 1976, as recorded in Book 2568, Page 144, Cumberland County Register of Deeds. Doris A. Bartlemus died on November 20, 2004, and was survived by her husband, George E. Bartlemus, who died on April 21, 2006. See Estate files 06-E-531 and 06-E-981, Office of the Clerk of Superior Court, Cumberland County, North Carolina.
Tract 2
Beginning at an iron stake located in the westerly right of way line of N.C. Road #301 said stake also being located at the eastern-most corner of that tract described in deed recorded in Book 2568, Page 114, Cumberland County Registry, Fayetteville, North Carolina, which tract contains approximately 0.69 acre and which was conveyed by the deed above referred to and running thence as the northerly line of that tract described in Book 2568, Page 114, Cumberland County Registry, North 59 degrees 50 minutes West 200 feet to an iron stake; thence North 40 degrees 10 minutes 52.08 feet to an iron stake; thence South 49 degrees 50 minutes East 198.96 feet to an iron stake in the westerly right of way line of N.C. Road #301; thence as said westerly right of way line South 40 degrees 10 minutes West 17.48 feet to the Beginning, containing 0.16 acres and being a portion of that tract described in deed recorded in Book 908, Page 384, Cumberland County Registry. The foregoing description was prepared from survey and map by Gordon L. Dwiggins, P.E., N.C. #2106, dated June, 1977.
Subject to restrictive covenants, easements, rights-of-way, restrictions, and other conditions which appear of record in the Cumberland County Registry. PIN No.: 0412-46-7653
This conveyance is made subject to restrictive covenants, easements, and right-of-way of record.
The said property is being sold as is, with all existing conditions or faults. The last and highest bid will be accepted and will be final and irrevocable and may not be withdrawn and shall not be refunded after the sale. The last and highest bidder shall be responsible for making any investigation deemed appropriate prior to sale as to the condition of the property, the state of title to the property, or any other matter affecting the property.
The sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above-described property not included in the judgment in the above-entitled cause. This sale will not convey any personal property that may be located on the real property and the Commissioner makes no warranties or representations as to whether improvements to real property are real or personal in nature. A deposit of 20% or $750.00 whichever is greater in cash or certified funds of the successful bid will be required.
