PLEASE TAKE NOTICE, that by virtue of a judgment of foreclosure entered by the Honorable Tricia L. Walker on May 10, 2024, in the amount of $2,723,482.74, directing the sale of certain lands located in the County of Fond du Lac, the real estate described below will be sold at sheriff's sale "as is" and subject to all prior liens and encumbrances at the City Government Center, Room H – 1st Floor, 160 S. Macy Street, Fond du Lac, WI 54935, commencing at 9:00 a.m. on November 18, 2025 by the Sheriff of Fond du Lac County, Wisconsin.
The parcels of property consist of commercial and residential property, which may be sold individually or as one property, and are described as follows:

Lot 1 of Certified Survey Map No. 1967 recorded in the office of the Register of Deeds for Fond du Lac County, Wisconsin, on April 27, 1978 in Volume 10 of Certified Survey Maps, at Page 206, as Document No. 335240, being a redivision of unplatted land in the Southwest 1/4 and the Southeast 1/4 of the Southwest 1/4 of Section 31, Township 14 North, Range 15 East, City of Waupun, Fond du Lac County, Wisconsin.
Less and excepting those lands conveyed to the City of Waupun recorded in Volume 776, Page 430 as Document No. 337165, further described as follows: Commencing at the Northeast corner of Lot 1 of Certified Survey Map No. 1967, Fond du Lac County, Wisconsin, thence Westerly along the North line of said Lot 1, a distance of 322 feet to the Northwest corner of Lot 1, thence Southerly along the West line of Lot 1 a distance of 33 feet, thence Easterly parallel with the North line of Lot 1, a distance of 307 feet, thence Southeasterly to a point on the East line of Lot 1 that is 48 feet Southerly of the Northeast corner of Lot 1, thence Northerly along the East line of Lot 1 a distance of 48 feet to the place of beginning.

TERMS OF SALE: Ten percent (10%) of the successful bid must be paid to the Sheriff at the sale in cash, cashier's check or certified funds, payable to the Clerk of Courts (personal checks cannot and will not be accepted). The remaining balance of the successful bid must be paid to the Clerk of Courts in cash, cashier's check or certified funds no later than ten (10) days after the Court's confirmation of the sale, or else the 10% down payment is forfeited to the Plaintiff. The Buyer is responsible for the applicable Wisconsin Real Estate Transfer Tax, costs of recording, and all costs of sale. Bidders must qualify as a third-party bidder under Wis. Stat. § 846.155.
