Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Rodney Samuels, a single person, originally in favor of Citifinancial Corporation, LLC, on March 18, 2006, said mortgage recorded in the Office of the Judge of Probate of Etowah County, Alabama, Instrument Number 3243070; the undersigned U.S. Bank Trust Company, National Association, not in its individual capacity but solely as Indenture Trustee of CIM Trust 2023-R2, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash or certified funds, in front of the main entrance of the Courthouse at Etowah County, Alabama, on May 12, 2026, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Etowah County, Alabama, to-wit:

DIRECTION AND ALONG THE EAST LINE OF HOLLY STREET A DISTANCE OF 60 FEET TO THE POINT OF BEGINNING, AND EMBRACING PORTIONS OF LOTS NUMBERS TWO (2) AND THREE (3) OF THAT PORTION OF BLOCK NUMBER ONE (1), LYING BETWEEN ELEVENTH AND HOLLY STREETS IN THE E.C. HONES ADDITION TO WOODLAWN ADDITION, ACCORDING TO THE MAP THEREOF RECORDED IN BOOK TOWN PLATS "A", PAGE 355, IN THE PROBATE OFFICE, ETOWAH COUNTY, ALABAMA, AND LYING AND BEING IN GADSDEN, ETOWAH COUNTY, ALABAMA.
