A RESOLUTION OF THE VILLAGE OF WILLIAMSFIELD, KNOX COUNTY, ILLINOIS AUTHORIZING THE ADVERTISEMENT FOR SALE OF 112 N. STATE 180
WHEREAS, the Village of Williamsfield, Knox County, Illinois ("Village") is the owner of a certain parcel of real property commonly known as 112 N. State 180, Williamsfield, Illinois 61489 (hereinafter, the "Property"), said Property being more fully described as follows:
That part of the Northwest Quarter of the Southeast Quarter of Section 23, Township 11 North, Range 4 East of the Fourth Principal Meridian, Knox County, Illinois, more particularly described as follows: Commencing 60 feet Easterly from the Southeast corner of Block 13 on the North line of Gale Street in the Village of Williamsfield, thence Easterly along said North line of Gale Street, 300 feet to the West line of Walnut Street, thence Northerly at right angles parallel to and along the West side of Walnut Street 300 feet, thence Westerly at right angles 300 feet, more or less, to the East side of Illinois Route 180, thence Southerly at right angles along the Easterly side of Illinois Route 180 a distance of 300 feet to the place of beginning, EXCEPTING therefrom any portion thereof presently occupied by public roadways, situated in the Village of Williamsfield, Knox County, Illinois.

WHEREAS, the Property is approximately 1.8 acres in size and zoned for residential use, and whereas the Property was formally used for a residential care facility, but the Village makes no warranties as to the fitness of the Property for any particular purpose; and
WHEREAS, the Board of Trustees of the Village of Williamsfield, Illinois ("Village Board") has determined that the Property is not needed by the Village, and retention of the Property is neither appropriate not profitable to the Village; and
WHEREAS, it is the opinion of the Village Board that it is in the best interest of the citizens of the Village of Williamsfield to sell the Property.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF WILLIAMSFIELD, KNOX COUNTY, ILLINOIS, THAT:
Section 1: The findings and recitations hereinabove set forth are adopted and found to be true.
Section 2: The Village will engage the services EXP Realty as the Village's real estate broker or agent to market the Property. The Village President is authorized to execute all documents necessary to secure the services of EXP Realty. For its services, EXP Realty shall receive a commission Of 3% of the gross purchase price of the Property as reflected in the final settlement statement. The Property shall be advertised for sale for the sum of $199,900.
Section 3: Any purchase offer will require acceptance by a two-third vote of the Village's corporate authorities then holding office, all in compliance with 65 [LCS 5/11-76-4.1. Should a purchase offer be accepted, the Village shall convey the Property by warranty deed within 45 days of acceptance.
Section 4: The Village Clerk shall cause to published in the Galesburg-Register Mail, a daily newspaper of general circulation within the Village and published in the County of Knox, Illinois, a copy of this Resolution.
RESOLVED BY THE BOARD OF TRUSTEES OF THE VILLAGE OF WILLIAMSFIELD, KNOX COUNTY, ILLINOIS, IN REGULAR AND PUBLIC SESSION THIS 6th DAY OF OCTOBER, 2025.
