By virtue of and in obedience to a directed to me by the Honorable ASCENSION 23RD JUDICIAL DISTRICT COURT in and for the PARISH OF ASCENSION, State of Louisiana, dated: Wednesday, April 16, 2025, in the above entitled and numbered cause, I shalI proceed to sell at public auction at Governmental Annex 828 South Irma Blvd Gonzales, LA 70737 of which the Civil District Court of the Parish of Ascension is held on WEDNESDAY, OCTOBER 29, 2025, at 10:00 AM, to the last and highest bidder for cash, the following described property, to wit:
A CERTAIN CONDOMINIUM UNIT, TOGETHER WITH ALL PRIVILEGES AND APPURTENANCES THEREUNTO, IN THE CONDOMINIUM REGIME KNOWN AS SAGEFIELD, A CONDOMINIUM DEVELOPMENT, AND DESIGNATED AS UNIT 35-B OF SAGEFIELD, A CONDOMINIUM DEVELOPMENT, HAVING SUCH MEASUREMENTS AND DIMENSIONS AS MORE PARTICULARLY DESCRIBED IN THE CONDOMINIUM DECLARATION ENTITLED CONDOMINIUM DECLARATION OF SAGEFIELD, A CONDOMINIUM DEVELOPMENT, FILED FOR RECORD IN THE OFFICIAL RECORDS OF ASCENSION PARISH, LOUISIANAL AS INSTRUMENT NO. 663399; SAID UNIT AND THE OWNER OF THE SAME BEING SUBJECT TO ALL THE PROVISIONS OF SAID DECLARATION AS IT EXISTS, OR MAY FROM TIME TO TIME BE AMENDED, TOGETHER WITH ALL RIGHTS AND OBLIGATIONS AS PERTAINING TO THE OWNER OF SAME, PARTICULARLY, BUT NOT EXCLUSIVELY, THE UNDIVIDED SHARE OF COMMON AND/OR LIMITED COMMON ELEMENTS, THE USE OF THE LIMITED COMMON ELEMENTS RESERVED FOR SAID UNIT, MEMBERSHIP IN THE SAGEFIELD, A CONDOMINIUM OWNERS ASSOCIATION, INC, AND THE OBLIGATION TO PAY A SHARE OF THE COMMON EXPENSES ALL AS SET FORTH IN SAID DECLARATION AND AS SPECIFIED IN THE LOUISIANA CONDOMINIUM ACT. ALSO CONVEYED UNTO PURCHASER(S) ARE ALL CURRENTLY INSTALLED AND BUILT-IN APPLIANCES AND FIXTURES, INCLUDING AIR-CONDITIONING AND HEATING UNITS.

And from the proceeds of said sale to pay petitioner by preference over all other claims, the sum of: ONE HUNDRED NINETEEN THOUSAND SEVEN HUNDRED NINETY ONE DOLLARS AND FORTY ONE CENTS ($119,791.41) DOLLARS, along with
interest and attorney's fees and all other costs including my own costs and charges.
