NOTICE OF APPLICATION FOR AUTHORITY TO SELL IMMOVABLE PROPERTY AT PRIVATE SALE
NOTICE IS GIVEN that LAWRENCE KNOBLOCK, JR., Executor of the Succession of Francis J. Matherne has, pursuant to the provisions of the Louisiana Code of Civil Procedure Article 3281, petitioned this Honorable Court for authority to sell at private sale, for the price of $248,000.00, the Succession's interest in and to the following described property:
A certain tract of land, situated in the Parish of Lafourche, State of Louisiana, on the right descending bank of Bayou Lafourche, at about eleven (11) miles below Thibodaux, measuring 3/4 arpent front, by a depth of forty (40) arpents, bounded above by the land of Theo Bourgeois and below by Francois Foret.
LESS AND EXCEPT:
1. THE BATTURE OF THE FOLLOWING DESCRIBED PROPERTY:
A certain tract of land, situated in the Parish of Lafourche, State of Louisiana, on the right descending bank ofBayou Lafourche, at about eleven (11) miles below Thibodaux, measuring 3/4 arpent front, by a depth of forty (40) arpents, bounded above by the land of Theo Bourgeois and below by Francois Foret, all boundaries now or formerly.
Being the same property acquired by Lawrence Knoblock from Francis J. Matherne by act of exchange dated January 28, 1971, recorded on January 29, 1971 , in COB 442, Page 484 under Entry No 332671 of the records of Lafourche Parish, Louisiana.
2. A certain tract of land situated in the Parish of Lafourche, State of Louisiana, on the right descending bank of Bayou Lafourche, but not fronting thereon, being the tract identified as "Raw Land", as shown on a plat of survey entitled "Survey Showing a 23.33 Acre Tract being a Portion of a 3/4 Arpent X 40 Arpent Tract belonging to Francis J. Matherne, Located in Section 33, T15S-R17E And In Section 93, Tl 6S-R17E Lafourche Parish, Louisiana" dated November 13, 2017, prepared by Leonard Chauvin P.E., P.L.S., Inc.,
Civil Engineers-Land Surveyor, a copy of which is recorded in COB 2087, page 494, under Entry No. 1249688 ofthe records ofLafourche Parish, Louisiana. Said Tract contains 23.33 acres and measures 144.00 feet along its front or northern boundary, by a depth of 7064.60 feet along its western boundary, a depth of 7051.45 feet along its eastern boundary, with a width in the rear of 144.80 feet, and is bounded to the front or north by the remaining property belonging to vendor herein, Francis J. Matherne, to the east by property belonging to Low Land Investors, L.L.C., to the rear or south by the forty arpent line, and to the west by property belonging to Tim and Madelyn Bourgeois, together with all rights, ways, privileges and servitudes thereunto belonging or in anywise appertaining.
Being the same property acquired by Dovelin Properties, L.L.C. by act of sale dated November 16, 2017, recorded on November 16, 2017, in COB 2087, Page 602 under Entry No. 1249751 of the records of the Parish of Lafourche, State of Louisiana.
Being a portion ofthe same property acquired by Francis J. Matherne by Community Property Settlement with Mary Becnel Matherne, recorded December 18, 2012 in COB 1908, page 598, under Entry No. 1146778 of the records of Lafourche Parish, Louisiana.
Municipal Address being 2520 Hwy. 1, Raceland, Louisiana 70394.
NOW THEREFORE, in accordance with law, notice is hereby given that LAWRENCE KNOBLOCK, JR., proposes to sell the aforesaid immovable property at private sale, for the price and upon the terms aforesaid, and the heirs, legatees and creditors are required to make opposition, if any they have or can, to such sale, within seven (7) days, including Sundays and holidays, from date whereon the last publication of this notice appears.
