WHEREAS, on August 8, 2007, KATHERINE BALDWIN, UNMARRIED WOMAN, executed a Deed of Trust to DALE F. SCHWINDAMAN, JR., as Trustee and, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR FIRST CHOICE FUNDING, INC, ITS SUCCESSORS AND ASSIGNS, as Beneficiary, which Deed of
Trust is on file and of record in the office of the Chancery Clerk of Hinds County, Mississippi, First Judicial District, in Book 6744, Page 940 Instrument Number 1098817; which Deed of Trust has been duly transferred and assigned to U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, AS INDENTURE TRUSTEE ON BEHALF OF AND WITH RESPECT TO AJAX MORTGAGE LOAN TRUST 2022-B, MORTGAGE-BACKED SECURITIES, SERIES 2022-B by assignment
recorded on May 21, 2025, in Book 7322, Page 681 Instrument Number 1907383 in the office of the Chancery Clerk of Hinds County, Mississippi, First Judicial District; and
WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and U.S. Bank Trust Company, National Association, as Indenture Trustee on behalf of and with respect to Ajax Mortgage Loan Trust 2022-B, Mortgage-Backed Securities, Series 2022-B, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor.
THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash at the Main North Front Door of the 1st Judicial District of the Hinds County Circuit Courthouse located at 407 East Pascagoula Street at Jackson, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on April 29, 2026, to satisfy the indebtedness now due under and secured by said deed(s) of trust.
Padgett Law Group will convey only such title as vested in it as Substituted Trustee. The premises to be sold are described as:
LOT EIGHTEEN (18), BLOCK "I", WOODHAVEN SUBDIVISION, PART EIGHT (8), A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI IN PLAT BOOK 23 AT PAGE 11 REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded. Padgett Law Group reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
