NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, Magnolia Land Services, LLC, a Mississippi limited liability company ("Grantor") executed: (i) that certain Deed of Trust to Robert C. Richardson (the "Trustee") for the benefit of Origin Bank, a Louisiana banking organization ("Lender"), dated May 21, 2021, and recorded as Instrument No. 1752551 in Book 7264, Page 9604 in the land records of the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and (ii) that certain Commercial Real Estate Deed of Trust to the Trustee for the benefit of Lender, dated March 7, 2023, and recorded as Instrument No. 1829658 in Book 7292, Page 6034 in the land records of the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi (items (i) and (ii) herein collectively, the "Deeds of Trust"); and
WHEREAS, as authorized by the Deeds of Trust and in accordance therewith, Origin Bank substituted Sarah Beth Wilson, as Trustee therein, in the place and stead of the trustee named in said Deeds of Trust by that certain Appointment of Substitute Trustee dated May 19, 2026, and recorded in Book 7333, Page 5295 in the land records of the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, default has been made in the payment of the indebtedness secured by the Deeds of Trust, and Origin Bank, as beneficiary and holder of said indebtedness and the Deeds of Trust, has requested and directed Sarah Beth Wilson, as Substitute Trustee, to foreclose the Deeds of Trust.
NOW, THEREFORE, notice is hereby given that I, Sarah Beth Wilson, Substitute Trustee, will on Tuesday the 14th day of July, 2026, offer for sale and sell at public outcry to the highest bidder for cash, within the legal hours of 11:00 a.m. to 4:00 p.m., at the East Pascagoula Street entrance of the Circuit Courthouse of the First Judicial District of Hinds County located at 407 E. Pascagoula Street, Jackson, MS 39201, the following described real property lying and being situated in the First Judicial District of Hinds County, Mississippi, being more particularly described as follows, to wit (the "Property"):
Tract I:
Part of Section 19, Township 6 North, Range 1 East, Hinds County, Mississippi; beginning at the southeast corner of Lot 3 of Lot 8, Abram Fort Partition, run thence Northerly along east line of said Lot 3 for 330 feet; thence westerly and parallel with the south line of said Lot 3 for 420 feet to the west side of Lot 3, thence run Southerly 330 feet to the Southwest corner, Lot 3; thence easterly 420 feet to the Southeast corner of Lot 3, Part of Lot 3 of Lot 8, Abram Fort Partition, as recorded in Plat Book A, Page 18.
Tract II:
Together with an easement for the right of ingress and egress to and from the above described property from U.S. Highway 49 through and along a private driveway, by the name of Seco Street, lying between Parcels 1 and 2 as described in Deed Book 1888, Page 596. Said easement being 50 feet in width from East to West, non-exclusive, and being more particularly described as follows:
Being a 50 foot street lying and being situated in Section 19, Township 6 North, Range 1 East, and the centerline being more particularly described by metes and bounds as follows:
Commence at the Southeast corner of Lot 3 of Lot 8, Abram Fort Partition; thence North 00 degrees 03 minutes East along the East line of said Section 19, for a distance of 330.0 feet; thence South 89 degrees 38 minutes West 210.0 feet to the centerline of said 50 foot street said point also being the point of beginning of the herein described property; thence along the centerline the following earing and distances; thence North 00 degrees 03 minutes East – 508.33 feet to the point of curvature bearing to the right having a 46 degrees 55 minutes delta angle and a radius of 205.95 feet; thence run Northeasterly along the arc of said curve 168.64 feet to the West right of way of U.S. Highway 49 and the point of terminus.
And being the same property described in instrument recorded in Book 7242 at Page 9582.
The sale of Property hereunder shall be made as is, where is, and with all faults without recourse or warranty of any kind whatsoever, either express or implied. Any purchaser of the property shall accept the property in its present condition in accordance with the terms and provisions of the conveyance made to such purchaser at the sale described herein.
At such sale, I will sell and convey only such title as is vested in me as Substitute Trustee. Executed on this, the 17th day of June, 2026.
