SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, Casside Armon, a married woman, and Tremaine Ward, her husband, executed a Deed of Trust to Granville Tate, Jr., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. ("MERS"), as recorded on March 7, 2023, in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi, as Instrument #1828346 in Book 7291 at Page 6719; and,
WHEREAS, on or about August 1, 2025, Trustmark National Bank, a national banking association, converted to Trustmark Bank, a Mississippi banking corporation ("Trustmark Bank"), retaining all rights, claims, and interests in and to the aforementioned Deed of Trust and the indebtedness secured thereby; and,
WHEREAS, Mortgage Electronic Registration Systems, Inc. ("MERS"), assigned said Deed of Trust to Trustmark Bank, as recorded on May 29, 2026, as Instrument #1944898 in Book 7333 at Page 4367 of the records of the office of the aforesaid Chancery Clerk; and,
WHEREAS, Trustmark Bank, the holder of said Deed of Trust and the Note secured thereby, substituted McKay Franklin PLLC as Trustee in said Deed of Trust, as authorized by the terms thereof, by instrument recorded on June 4, 2026, as Instrument #1945388 in Book 7333 at Page 4616 in the office of the aforesaid Chancery Clerk; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substitute Trustee to execute the Trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney fees, Substitute Trustee fees and expenses of sale;
NOW, THEREFORE, the undersigned McKay Franklin PLLC being the Substitute Trustee, does hereby give notice that on July 16, 2026, between 11:00 o'clock a.m. and 4:00 o'clock p.m., being the legal hours of sale, it will proceed to sell at public outcry, to the highest bidder for cash, at the Main North front door of the Hinds County Courthouse, Jackson, Mississippi, the following real property described and conveyed in said Deed of Trust, lying and being situated in the First Judicial District of Hinds County, Mississippi, and being more particularly described as follows, to-wit:
Lot 10, Heritage Hills, Part 1, a subdivision according to the map or plat thereof which is on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 26 at Page 50, reference to which is hereby made in aid of and as a part of this description.
The undersigned will convey only such title as is vested in it as Substitute Trustee.
