SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on January 27, 2017, High Street Hotel Group, Grantor, executed a Deed of Trust to RIALTO MORTGAGE FINANCE, LLC, which Deed of Trust was filed for record on January 30, 2017, as Document No. 1570825, Book 7201, Page 7488, in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS the Deed of Trust was assigned to RMF SUB 2, LLC by assignment instrument recorded on July 27, 2017, as Document Number 1585173, in Book 7208, Page 93, in the office of the aforesaid Chancery Clerk; and
WHEREAS the Deed of Trust was further assigned to RIALTO MORTGAGE FINANCE, LLC by assignment instrument recorded on July 27, 2017, as Document Number 1585176, in Book 7208, Page 107, in the office of the aforesaid Chancery Clerk; and
WHEREAS the Deed of Trust was further assigned to Wilmington Trust, National Association, as Trustee for the Benefit of the Registered Holders of BBCMS Mortgage Trust 2017-C1, Commercial Mortgage Pass-Through Certificates, Series 2017-C1, by assignment instrument recorded on July 27, 2017, as Document Number 1585179, in Book 7208, Page 121, in the office of the aforesaid Chancery Clerk; and
WHEREAS, Wilmington Trust, National Association, as Trustee for the Benefit of the Registered Holders of BBCMS Mortgage Trust 2017-C1, Commercial Mortgage Pass-Through Certificates, Series 2017-C1 ("Assignor"), on February 13, 2026, has heretofore assigned to RSS BBCMS2017-C1-MS HSH, LLC the aforesaid Deed of Trust together with the secured indebtedness by that certain Assignment of Deed of Trust, which was recorded on March 17, 2026, as Document Number 1940338, in Book 7330, Page 9929, in the office of the aforesaid Chancery Clerk; and
WHEREAS, the Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named in the Deed of Trust or subsequently substituted therein, and RSS BBCMS2017-C1-MS HSH, LLC appointed and substituted Michael Shaw as Trustee therein, by instrument dated April 6, 2026, and duly filed for record in the office of the aforesaid Chancery Clerk on April 9, 2026 as Document Number 1941907, Book 7333 at Page 932; and
WHEREAS, the Substitution of Trustee was corrected by that certain Affidavit of Scrivener's Error, dated April 27, 2026, and filed for record in Document Number 1942344, Book 7334 at Page 709; and
WHEREAS, default having been made in the performance of the terms and conditions of the Deed of Trust, and the entire indebtedness secured thereby having been declared to be due and payable pursuant to the terms of the Deed of Trust, and RSS BBCMS2017-C1-MS HSH, LLC, the holder of the note and the Deed of Trust, having requested the undersigned Substituted Trustee so to do, I will, on the 16th day of July, 2026, offer for sale at public outcry and sell during legal hours, being between the hours of 11:00 a.m. and 4:00 p.m., at the north door of the Hinds County Courthouse, at Jackson, Mississippi, for cash to the highest and best bidder, the following described land and property lying and being situated in Hinds County, Mississippi, and being more particularly described as follows, to-wit:

Being situated in Block "F" and "G" of Fair Ground Addition, a subdivision, the map or plat of which is recorded in Plat Book 1 at Page 71 of the Chancery Records of Hinds County at Jackson, Mississippi, in the Northeast ¼ of the Southwest ¼ of Section 2, Township 5 North, Range 1 East, City of Jackson, First Judicial District of Hinds County, Mississippi, and being more particularly described by metes and bounds as follows, to-wit:
Commence at the intersection of the southerly right of way line of Mississippi Street and the easterly right of way line of Greymont Avenue and run thence North 08º 44' 40" East for a distance of 325.00 feet along the said easterly right of way line of Greymont Avenue to an iron pin; thence leave said easterly right of way line and run South 81º 15' 20" East for a distance of 486.99 feet; thence North 08º 44' 40" East for a distance of 102.31 feet to an iron pin; thence South 80º 56' 20" East for a distance of 5.00 feet along the north line of Lot 20 of the said Block "F" to an iron pin; thence North 08º 44' 40" East for a distance of 77.50 feet along the east line of Lot 19 of the said Block "F" to the POINT OF BEGINNING for the parcel herein described; thence continue North 08º 44' 40" East for a distance of 176.88 feet along the east line of Lot 19 and the east line of Lot 20 of the said Block "G" to a point on the westerly right of way line of Interstate Highway No. 55; thence run 10.954 feet along the arc of a 156.92 foot radius curve to the left along the said westerly right of way line, said arc having a 10.952 foot chord which bears North 50º 03' 27" West: thence North 80º 56' 20" West for a distance of 482.63 feet along the north line of said Block "G" to the said easterly right of way line of Greymont Avenue; thence South 08º 44' 40" West for a distance of 182.50 feet along the said easterly right of way line of Greymont Avenue; thence leave said easterly right of way line and run South 80º 56' 20" East for a distance of 492.00 feet to the POINT OF BEGINNING, containing 2.0607 acres, more or less.

Non-exclusive easements and rights benefiting the property as created by that certain Easement Agreement, recorded in Book 2152, Page 169, in the Official Records of the First Judicial District of Hinds County, Mississippi, as more particularly described as follows:
