TRUSTEE'S NOTICE OF SALE
WHEREAS, on December 23, 2019, Lorac Enterprises, LLC, by and through Shannon Cockrell, Member, executed a Deed of Trust to Dennis Ammann, as Trustee for Peoples Bank, as Beneficiary, which is recorded in the office of the Chancery Clerk of 1st J.D., Hinds County in Book 7245 at Page 428;
WHEREAS, on April 23, 2025, Peoples Bank substituted James Eldred Renfroe as Trustee in the aforementioned deeds of trust with this recorded in Book 7320 at Page 8404;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Peoples Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on January 14, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the north main front door of the First Judicial District, Hinds County Courthouse located at 407 East Pascagoula Street, Jackson, MS, to the highest and best bidder for cash, the following described property situated in 1st J.D., Hinds County, MS, to-wit:
PARCEL 38-15
Tract 1: A certain parcel of land situated in and being a part of 10 acre, Lot 10 North, according to H.C. Daniel's Map of 1875 of Jackson, Mississippi, and being more particularly described as follows:
Commence at the intersection of the North right-of-way of George Street with the West right-of-way of Congress Street (as said streets were laid out, improved in use, November 1979); run thence northerly and along said West right of way of Congress Street for a distance of 80.0 feet to the POINT OF BEGINNING of the parcel of land herein described; thence leaving the said West right of way of Congress Street, turn left through a deflection angle of 89 degrees 47 minutes 00 seconds and run westerly and parallel to the said North right of way of George Street for a distance of 160.0 feet; turn thence right through a deflection angle of 89 degrees 47 minutes 00 seconds and run northerly and parallel to the said right of way of Congress Street for a distance of 24.0 feet; turn thence left through a deflection angle of 89 degrees 47 minutes 00 seconds and run westerly and parallel with the said North right of way of George Street for a distance of 48.6 feet; turn thence right through a deflection angle of 89 degrees 47 minutes 00 seconds and run northerly and parallel with the said West right of way of Congress Street for a distance of 83.70 feet; turn thence right through a deflection angle of 88 degrees 19 minutes 30 seconds and run easterly for a distance of 74.66 feet; turn thence right through a deflection angle of 91 degrees 56 minutes 49 seconds and run southerly for a distance of 28.07 feet; turn thence left through a deflection angle of 90 degrees 00 minutes 49 seconds and run easterly for a distance of 134.10 feet to the aforementioned West right of way of Congress Street; turn thence right through a deflection angle of 89 degrees 44 minutes 30 seconds and run southerly and along the West right of way of Congress Street for a distance of 82.0 feet to the point fo beginning.
LESS AND EXCEPT:
A part of Parcel 1 Tract 1 being described as commencing at the Northwest corner of the above described Parcel 1 Tract 1 and run east along the North line of said Tract 1 for a distance of 74.66 feet; turn thence right through a deflection angle of 91 degrees 56 minutes 49 seconds and run southerly along the east line of said Parcel 1, Tract 1, and a projection thereof a distance of 43.7 feet; thence run West parallel with said North line a distance of 74.7 feet to the west line of said Tract 1 and southeast corner of said Parcel 1, Tract 2; thence North along the west line of said Tract 1 to the point of beginning, containing a total of 3,676 square feet, more or less.
Tract 2:
All right, title and interest of the Grantor in and to that certain alleyway as described in Quitclaim Deed recorded in Book 129 at Page 80, the same being included herein by reference.
PARCEL 38-5
Part of Lot 3 of J.P. Stevens Subdivision of 10 acre Lot 11, North Jackson, according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Surveyor's Record Book "A" at Page 272, reference to which is hereby made in aid of and as a part of this description, in the First Judicial District of Hinds County, State of Mississippi, and being more particularly described as follows, to-wit:
Begin at the northeast corner of Lot 3 of J.P. Stevens Subdivision and run thence West along the North line of Lot 3, a distance of 130 feet, run thence South a distance of 80 feet to a point on the North line of George Street as laid out and dedicated on the plat of said subdivision; run thence East along the North right of way line of said George Street a distance of 10 feet; run thence North a distance of 40 feet; run thence East a distance of 120 feet to the West right of way line of North Congress Street as laid out and dedicated according to the plat of said Stevens Subdivision; run thence North a distance of 40 feet along the West right of way line of North Congress Street to the POINT OF BEGINNING of the tract herein described.
PARCEL 38-6
Part of Lot 3, J.P. Stevens Subdivision, according to a map or plat of same which is of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Surveyor's Record Book "A" at Page 272, and more particularly described as follows:
Beginning at a point where the North line of George Street in said City intersects with the West line of North Congress Street, and run thence West along the North line of said George Street a distance of 120 feet; thence North along the line parallel with the West line of North Congress Street a distance of 40 feet; thence East along a line parallel to the North line of said George Street a distance of 120 feet to the said West line of said North Congress Street a distance of 40 feet to the POINT OF BEGINNING, this being the same property conveyed to Mrs. A. E. Drury on August 18, 1938, by J. M. Majors and Mrs. Nannie L. Majors, as evidence by a deed on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi.
SUBJECT TO an easement, over and across that certain ten-foot (10') strip, more or less, as described in Minute Book 456 at Page 59, of the records in the office of the Chancery Clerk of the First Judicial District of Hinds County at Jackson, Mississippi.
LESS AND EXCEPT:
TRACT 1: Forty (40) feet off the West end of Lot 3 of the J. P. Stevens Subdivision of 10 Acre Lot 11, North Jackson, according to a map or plat thereof on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in the Surveyor's Record Book "A" at Page 272 thereof, said lot fronting 40 feet on the North side of George Street and running back North 80 feet.
LESS AND EXCEPT: Any part thereof contained in Parcel 3 as described in Minute Book 456 at Page 59, to-wit: A strip of land ten (10) feet in width from east and west off the entire east side of Tract 1.
TRACT 2: An easement appurtenant to the above described Tract 1, over and across that certain ten (10') foot strip, more or less, lying East of Tract 1, said easement being over and across that certain Parcel 3 as above mentioned as being described in Minute Book 456 at Page 59 (60), of the records of in the office of the Chancery Clerk of the First Judicial District of Hinds County, at Jackson, Mississippi.
I will convey only such title as is vested in me as Trustee, with no warranties.
