NOTICE OF TRUSTEE'S SALE OF REAL PROPERTY
WHEREAS, Ephant Group – LQ West Knox, LLC, a Tennessee limited liability company ("Ehpant Group"), executed that certain Deed of Trust, dated January 30, 2026, in favor of John G. Brock, Esq., Trustee ("Trustee"), for the benefit of Sidecar Investco, LLC, a Florida limited liability company (the "Lender"), recorded as Instrument No. 202602030042959 in the Register's Office for Knox County, Tennessee (the "Deed of Trust"); and
WHEREAS, the Deed of Trust conveyed certain real property to the Trustee for the purpose of securing payment of two promissory notes payable to Lender ("Notes"), which Notes are more fully described in the Deed of Trust; and
WHEREAS, Ephant Group and its affiliates are in default in the performance of the covenants, terms and conditions of the Notes, and the Lender has declared the Notes and all other indebtedness related thereto immediately due and payable; and
NOW THEREFORE, as a result of such default and pursuant to Lender's instruction that Trustee foreclose the Deed of Trust in accordance with its terms and conditions, notice is hereby given that John G. Brock, Esq., the above named Trustee, by virtue of the power, duty and authority vested in him, will, on July 21, 2026, commencing at 11:00 a.m. Eastern time, at the front door of the City County Building at 400 Main Street, Knoxville, Tennessee 37902, offer for sale and sell at public auction, AS IS and WHERE IS, with no representations or warranties of any nature, the following described real property of Ephant Group therein to the highest bidder for cash, free from equity of redemption, and any statutory or common law right of redemption, homestead, dower, marital share, and all other exemptions which are expressly waived in the Deed of Trust, said property being situated in Knox County, Tennessee, and being more particularly described as follows:
SITUATED in District Six (6) of Knox County, Tennessee, without the corporate limits of the City of Knoxville, Tennessee, and being known and designated as all of Lot 1, Subdivision of the Property of Krisna Development Co., Inc., as shown by map of same of record in Map cabinet M, Slide 360-D, in the Register's Office for Knox County, Tennessee, and being more particularly bounded and described as follows:
BEGINNING at a ½" iron rod found (bent) at the common comer of Lots 1 & 2, Subdivision of the Property of Krisna Development Co., Inc. (Map Cabinet M, Slide 360-D & Instrument 200307090003993) and along the easterly right of way for the proposed road relocation of N. Campbell Station Road; thence with the common line of said Lots 1 & 2, North 88 deg. 14 min. 00 sec. East 317.23 feet to an iron pin found at the common comer with the unnumbered lot of Bharwani Properties, LLC (Map Cabinet M, Slide 68-D); thence with the common line of said Lot 1 and said unnumbered lot of Bharwani Properties, South 01 deg. 46 min. 00 sec. East 219.24 feet to an iron rod found in the line of said unnumbered lot of Bharwani Properties and at a common comer with the controlled northerly right of way line of U.S. Interstate 40175; thence with the controlled northerly right of way line of U.S. Interstate 40175, South 84 deg. 01 min. 06 sec. West 140.35 feet to an iron pin found; thence continuing with a curve to the left having a radius of 291.00 feet an arc distance of61.78 feet, and a chord bearing and distance of South 78 deg. 01 min. 06 sec. West 61.66 feet to an iron pin found; thence South 72 deg. 01 min. 06 sec. West 24.90 feet to an iron pin found; thence leaving the northerly right of way line of U.S. Interstate 40175 and with the right of way for the proposed relocation of N. Campbell Station Road (unimproved/uncontrolled) with a curve to the right having a radius of 25.00 feet, an arc distance of 39.42 feet and a chord bearing and distance of North 62 deg. 49 min. 01 sec. West 35.46 feet to an iron pin found; thence with a curve to the right having a radius of 7,589.44 feet, an arc distance of 238.40 feet and a chord bearing and distance of North 16 deg. 45 min. 08 sec. West 238.39 feet to an iron pin found at the common comer of said Lot 2, the point of beginning, containing 1.523 acres, more or less, as shown on the ALTA/ACSM Survey of the Amit Associates, G.P. Property dated September 6, 2018, prepared by Jonathan L. Lyons, Registered Land Surveyor, Tennessee No. 2002, 360° Surveying & Mapping, 209 Maryville Highway, Seymour, Tennessee 37865, bearing Job No. 13418.
TOGETHER WITH the right to the joint use of the 50-foot joint permanent easement leading from the northwest comer of the above described property and the 50-foot permanent easement leading from the northeast corner of subject property to Campbell Station Road as shown on the map of record in Map Cabinet M, Slide 360-D, in the Register's Office for Knox County, Tennessee, and as further described In Warranty Deed 2124, Page 414, in said Register's Office.
BEING the same property conveyed by Alliance Hospitality, LLC to Ephant Group – LQ West Knox, LLC by Quitclaim Deed dated August 20, 2025, of record as Instrument No. 202508210010834 in the Register's Office for Knox County, Tennessee.

This sale of the above-described property is subject to all matters shown on any applicable recorded plat, including any plat recorded after the Deed of Trust; ad valorem taxes (whether delinquent, for the current year, regardless of whether or not presently payable, or for subsequent years); any other taxes of any nature, whether current or delinquent; any delinquent, current or future assessments; the easements, rights, restrictions, terms, conditions, charges and assessments stated in and provided for in any deed conveying the real property described hereinabove, any restrictions, reservations, covenants, restrictive covenants, easements, conditions, rights-of-way or setback lines that may be applicable; any statutory rights of redemption of any governmental entity or agency; any prior liens or encumbrances as well as any priority created by a fixture filing; the rights of riparian owners; flowage easements; any matter that an accurate survey of the premises might disclose; and any other matter disclosed in the public records.
The sale held pursuant to this Notice may be rescinded at the Trustee's option at any time. The Trustee may, from time to time, adjourn the day of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale as set forth above, or at any date and time fixed by a preceding postponement. Alternatively, at his option, the Trustee may give a new notice of sale.
The high bidder shall pay a non-refundable deposit on the day of the sale in the amount of 10% of the high bidder's bid price and shall pay the balance of the sales price within ten (10) days following the day of the sale. Title to the above-described real property shall be transferred by a trustee's deed, AS IS, WHERE IS, and with no representations or warranties of any kind.
In the event the high bidder fails to close a sale, the Trustee shall have the option of making the sale to the next highest bidder. The proceeds of the sale will be applied in accordance with the terms of the Deed of Trust.
The address and tax identification number for the above described property is 805 N. Campbell Station Road, Knoxville, Tennessee 37932 (Tax ID: 130-110.03), but such address is not part of the legal description of the above-described property. In the event of any discrepancy, the legal description for the above-described property shall control.
