Notice is hereby given that on April 13, 2026 at 2:00 PM, in the 1897 Room on the second floor of City Hall, 104 East Main Street, the City of Lancaster Zoning Board of Appeals will hold a public hearing on the following requests:
BZA Case #793
Geofrey Woltz has applied for two Area Variances for his property located at 505 Westview Drive, parcel 0531227300, Lenmar Subdivision No 2 Lot 72. The property is currently zoned R-MD - Residential Medium Density District. LCO § 1147.02 requires that all accessory structures be located to the side or rear of a principal structure, and also must be located at least five feet from a principal structure.

Elizabeth Sowders has applied for a Special Exception for her property located at 1004 South Broad Street, parcel 0536055100 and 0536055200, Horseman Addition Lot 2 and 3. The property is currently zoned RT – Residential Transitional District. LCO § 1125.02 requires that a Special Expectation be granted for Residential – Retail uses in RT Districts.

Michael Damis of Corns Heating and Cooling has applied for a Use Variance for 132 West Sixth Avenue, parcel 0532052900 and 0532053100, Peters Add Lot 718 and 719W & S PT Lot 719E. The property is currently zoned CN – Commercial Neighborhood District. LCO § 1125.03 prohibits Contractor Offices in CN Districts.

Ethan Shonk of 150 King Street has applied for three Area Variances for his property located at 150 King Street, parcel 0533004400, R 18 T 14 S 6 -5- .17A Lancaster Historic District. The property is currently zoned RT – Residential Transitional District. LCO § 1147.02 requires that all detached accessory structures be located a minimum of twenty feet from alleyways, cannot exceed eighteen feet in overall height, and are limited to eight hundred square feet in overall size.
