NOTICE
BRISTOL TOWNSHIP ZONING HEARING BOARD
Notice is hereby given that the Bristol Township Zoning Board will hold their regular meeting on Monday evening, March 9, 2026, at 7:00 pm at the Bristol Township Municipal Building, 2501 Bath Road, Bristol PA 19007, to consider the following:
1. New Falls Estate LLC, 4100 Newportville Rd, Levittown is requesting a special exception from Chapter 205-148 (change of use) to allow a change from the existing nonconforming use to another nonconforming use of less intensity on the property located at 2200 New Falls Rd, Levittown (Tax Parcel #05-015-114) in an R-1 Residential zoned district.
2. United Way, 2901 Edgely Rd, Levittown (Tax Parcel #05-042-084) is requesting a variance from Chapter 205-120.A.(10) (Use B6 Community Center off-street parking) to allow a reduced number of parking spaces in lieu of constructing the full quantity otherwise required at the upon noted location in an R-3 Residential zoned district.
3. Corey Lettieri, 714 River Rd, Croydon (Tax Parcel #05-011-446-001) is requesting a variance from Chapter 205-29.E.(1) (setback) to allow a front yard setback of 7.5 ft where 25 ft is required and 7.4 ft is existing, non-conforming to construct a new single-family dwelling at the above noted location in an R-3 Residential zoned district.
4. Corey Lettieri, 714 River Rd, Croydon is requesting variances from Chapter 205-29.E.(1) (setback) to allow a front yard setback of 8.3 ft where 25 ft is required, Chapter 205-29.E.(2) (setback) to allow a side yard setback of 1 ft where 20 ft is otherwise required, Chapter 205-29.E.(3) (setback) to allow a rear yard setback of 1 ft where 20 ft is otherwise required and Chapter 205-29.D. (impervious surface) to allow an impervious surface coverage of 55.46% where 40% is the maximum otherwise permitted to construct a new single-family dwelling on the property located at 1100 Jangood Pl, Bristol (Tax Parcel #05-065-125) in an R-3 Residential zoned district.
