NOTICE   The Hilltown Township Zoning Hearing Board will meet at 7:00 p.m. on Wednesday, July 8, 2026 at the Hilltown Township Municipal Building, 13 West Creamery Road, Hilltown Township, Pennsylvania, for the purpose of hearing the following Appeal:   Appeal No. 2026-006 of Walter D. and Bonnie K. Hockman, for the property located at 531 Telegraph Road, Hilltown Township and otherwise identified as Bucks County Tax Parcel No. 15-028-116. The subject property is located in the RR (Rural Residential) Zoning District. Applicant proposes a minor subdivision in which two lots will be created from an existing 6.023 acre parcel: 2.865 acre flag lot (Lot 2) and a 3.004 acre lot (Lot 1), with a new single-family dwelling proposed on Lot 1. Applicant requests the following variances related to proposed Lot 2: 1) from Zoning Ordinance §160-51.C(1) to permit a flag lot with a net area of 2.865 acres flag rather than the required minimum of 10 acres; 2) from Zoning Ordinance §160-51.C(3) to permit a 25 ft lot width at the street line rather than the required 50 ft; and 3) from Zoning Ordinance §160-51.D to permit 25 ft street frontage rather than the required 50 ft.   The Application submitted, together with accompanying documents and site plans, are available at the Hilltown Township Municipal Building for public inspection during normal business hours.
