NOTICE OF HEARING
PLEASE TAKE NOTICE that on June 16, 2026 at 7:30 p.m., 80-88 West Main, LLC (the “Applicant”) will appear before the Borough of Mendham Joint Land Use Board (the “Board”) at the Grace Lutheran Church, 65 E. Main St., Mendham, New Jersey for a public hearing concerning its application for preliminary and final site plan approval, as described below, on property designated on the Borough of Mendham Tax Map as Block 1801, Lot 5 and having an address at 80-88 West Main Street (the “Property”). The Property is approximately 26 acres, has frontage along West Main Street (a/k/a County Route 510) and is located in the Affordable Housing Overlay Zone (the “AHO Zone”).
The Property is the former site of the Daytop facility and the structures on the Property have been vacant for many years. The Applicant is proposing to construct an inclusionary residential townhouse development on the Property that includes a total of one hundred and forty-seven (147) units, twenty-nine (29) of which will be deed restricted affordable housing units (the “Project”). The one hundred and eighteen (118) market-rate townhouse units will each consist of three bedrooms. The proposed affordable units will consist of a mix of twenty-three (23) two-bedroom and six (6) three-bedroom units. The Project, which will be called The Greens at Mendham Village, is designed to include a series of walkable neighborhoods that share open park-like spaces. The Project will also include associated site improvements including, but not limited to, parking, sidewalks, stormwater facilities, landscaping, and utilities. Access to the Project will be provided via a relocated boulevard driveway connection to West Main Street (a/k/a County Route 510). The new driveway connection will be shifted slightly to the west along West Main Street (a/k/a Country Route 510) from the existing driveway location. The Project has been designed to comply with the requirements of the AHO Zone. The Applicant will seek any variances, waivers, exceptions and/or relief that may be required upon a review of the plans, testimony, and other materials at the public hearing.
The application, maps, documents and plans for which approval is being sought are available for public inspection with the Board Secretary in the Joint Land Use Board Office at the Phoenix House, 2nd Floor, 2 West Main Street, Mendham, New Jersey 07945 during regular business hours Monday through Friday, except holidays.
All interested persons may attend and be heard individually or through an attorney at the aforesaid hearing. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
