NOTICE OF MORTGAGE FORECLOSURE SALE

THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
Default having been made in the payment of the debt secured by that certain mortgage executed by James C. Henderson, Mortgagor(s), to Mortgage Electronic Registration Systems, Inc., ("MERS") as mortgagee, as nominee for United Wholesale Mortgage, Mortgagee, on January 2, 2020, said mortgage being recorded on January 3, 2020 in the Probate Office of Autauga County, Alabama in Book 2020, Page 38, modified by Loan modification recorded on March 31, 2025, in Book 2025, as Instrument Number 668216, and later assigned to U.S. Bank National Association, not in its individual capacity but solely as trustee for PRP Trust, Series 2024 Cottage-TT-VI, by reason of such default, having declared all the indebtedness secured by said mortgage due and payable, and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage, U.S. Bank National Association, not in its individual capacity but solely as trustee for PRP Trust, Series 2024 Cottage-TT-VI will sell at public outcry, for cash, to the highest bidder, in front of the Courthouse door in the City of Prattville, Autauga County, Alabama during the legal hours of sale on March 25, 2026 the following described real estate situated in Autauga County, Alabama, to wit:
Commence at an Iron Rail at the Northeast corner of Section 15, Township 19 North, Range 12 East, Autauga County, Alabama; thence South 89 deg. 55 min. 07 sec. West, 800.46 feet to a set capped iron at the Point of Beginning; thence South 23 deg. 07 min. 48 sec. East, 748.04 feet to a set capped iron; thence South 32 deg. 12 min. 15 sec. West, a chord distance of 91.01 feet along a curve left having a radius of 80.00 feet to a set capped iron; thence South 87 deg. 32 min. 19 sec. West, 762.65 feet to a set capped iron; thence North 00 deg. 41 min. 57 sec. West, 796.98 feet to a found iron rod; thence North 89 deg. 55 min. 07 sec. East, 526.33 feet to the Point of Beginning. Said parcel lying in the NE 1/4 of the NE 1/4 of Section 15, T19N, R12E, Autauga County, Alabama, and containing 12.22 acres, more or less.
Together With a 30' ingress/egress and utility easement being of equal distance from a centerline described as follows: commence at an iron rail at the Northeast corner of Section 15, T19N, R12E, Autauga County, Alabama; thence South 89 deg. 55 min. 07 sec. West, 69.31 feet to the Point of Beginning of said easement; thence along the following described centerline thence South 51 deg. 36 min. 58 sec. West, 92.64 feet; thence North 86 deg. 21 min. 35 sec. West, 653.45 feet; thence South 89 deg. 55 min. 07 sec. West, 532.72 feet to the Point of Termination of said easement. Said Easement lying in the NE 1/4 of the NE 1/4 of Section 15, T19N, R12E, Autauga County, Alabama, and containing 0.88 acres, more or less.

THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, WITHOUT WARRANTY OR RECOURSE, EXPRESSED OR IMPLIED AS TO TITLE, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.
Said sale will be made subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the mortgage first set out above and restrictions of record in the Probate Office aforesaid, matters of survey, and to any Federal or State Tax liens, if any, and/or special assessments, if any, which might adversely affect the title to the premises.
Said sale will be made for the purpose of paying the indebtedness secured by the above described mortgage to U.S. Bank National Association, not in its individual capacity but solely as trustee for PRP Trust, Series 2024 Cottage-TT-VI, Mortgagee, and the proceeds thereof will be applied as provided for in the terms of said mortgage.

The successful bidder must tender a non-refundable deposit of Five Thousand Dollars ($5,000.00) in certified funds made payable to McMichael Taylor Gray, LLC at the time and place of the sale. The balance of the purchase price must be paid in certified funds by noon the next business day to McMichael Taylor Gray, LLC at 3550 Engineering Drive, Suite 260, Peachtree Corners, GA 30092.
McMichael Taylor Gray, LLC reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due. The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate. This sale is subject to postponement or cancellation.
