FORECLOSURE NOTICE
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Mortgage from THERESA C. LLOYD, A MARRIED WOMAN AND RONALD E. LLOYD, II, HER HUSBAND to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS MORTGAGEE, AS NOMINEE FOR WILMINGTON FINANCE, A DIVISION OF AIG FEDERAL SAVINGS BANK, on the 31st day of May, 2005, said mortgage recorded in the Office of the Judge of Probate of Autauga County, Alabama, on June 7, 2005, in Deed/Mortgage Book 2005, Page 5165, and re-recorded October 8, 2024, in Deed/Mortgage Book 2024, Page 7193, Autauga County, Alabama Records, said Mortgage having subsequently been transferred and assigned to U.S. Bank National Association, not in its individual capacity but solely as Trustee for NRZ Pass-Through Trust XI, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned U.S. Bank National Association, not in its individual capacity but solely as Trustee for NRZ Pass-Through Trust XI, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash in front of the main entrance of the Courthouse in Prattville, Autauga County, Alabama, on March 25, 2026, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Autauga County, Alabama, to-wit:
LOT 21, ACCORDING TO THE MAP OF HUNTER'S POINTE SUBDIVISION, PLAT NO. 1, AS SAID MAP APPEARS OF RECORD IN THE OFFICE OF THE JUDGE OF PROBATE OF AUTAUGA COUNTY, ALABAMA, IN PLAT BOOK 5, AT PAGE 35.
ALSO:
COMMENCE AT THE NORTHWEST CORNER OF LOT 21 HUNTER'S POINTE SUBDIVISION, PLAT NO. 1; THENCE N 01° 03' 45" E, 35.0 FEET TO A POINT; THENCE S 88° 56' 5" E, 100.0 FEET TO A POINT; THENCE S 01° 03' 45" W, 35.0 FEET TO AN IRON PIN LYING AT THE NORTHEAST CORNER OF SAID LOT 21; THENCE N 88° 56' 15" W, 100.0 FEET TO THE POINT OF BEGINNING. SAID PROPERTY CONTAINING 0.080 ACRES MORE OR LESS.
THIS CONVEYANCE IS SUBJECT TO ALL EASEMENTS, RIGHTS-OF-WAY, RESTRICTIONS AND RESERVATIONS OF RECORD AFFECTING SAID PROPERTY.
Said legal description being controlling, however the property is more commonly known as 1232 CONESTOGA WAGON TRAIL, PRATTVILLE, AL 36067.

The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
