NOTICE OF FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Richard W. Collum and Donna M. Collum, husband and wife , to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for IBERIABANK Mortgage Company, its successors and assigns, on January 8, 2016, said mortgage being recorded in the Office of the Judge of Probate of Autauga County, Alabama, on January 11, 2016 at RLPY Book 2016, at Page 144, as Document Number 520203; WHEREAS, the aforesaid mortgage was subsequently modified on April 16, 2025, and said modification being recorded on June 10, 2025 at Real Property Book 2025, at Page 4113, as Document Number 670370. The Secretary of Veterans Affairs, an Officer of the United States, the current holder, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Autauga County Courthouse, in Prattville, Alabama, on March 31, 2026, during the legal hours of sale, the following described real estate, situated in Autauga County, Alabama, to-wit:
Beginning at an iron pin marking the Northeast corner of Lot 30 of the Magnolia Hills Subdivision as recorded in Plat Book 3, at Page 9, Autauga County, Alabama; thence leaving said point of beginning N 00°11'52" W 286.19 feet to an iron pin; thence East 164.56 feet to an iron pin lying along the Westerly Right of Way of N. Memorial Drive (200' Right of Way); thence along said right of way S 00°11'52" E 397.89 feet to an iron pin; thence leaving said right of way S 89°58'07" W 164.56 feet to an iron pin; thence N 00°11'52" W 111.79 feet to the point of beginning. Said described parcel of land lying in the SE 1/4 of Section 9 and the SW 1/4 of Section 10, all lying in T-17-N, R-16-E, Autauga County, Alabama.
