By virtue of an Order of Sale, directed to me from the Clerk of the Morgan Circuit Court and pursuant to a Judgment of Foreclosure entered on 07/29/2025, I will expose to public sale to the highest bidder for cash in hand, at the office of the Sheriff of Morgan County, in Morgan County, Indiana, located at 160 N. Park Ave., Martinsville, IN 46151 on March 16, 2026 at 2:00 PM Local Time, the fee simple title together with the rents, profits, issues and income or so much thereof as may be sufficient to satisfy said judgment, interest, costs and accruing costs of the following described real estate located in Morgan County, Indiana, to-wit:
Part of the Northeast Quarter of the Southeast Quarter of Section 22, Township 13 North, Range 1 East, Morgan County, Indiana, described as follows:
Beginning at an iron pin which marks the Southwest corner of the above captioned Quarter-Quarter; thence North 85 degrees 26 minutes 10 seconds East (assumed bearing of the South line of the Northeast Quarter of the Southeast Quarter), with said South line, 255.38 feet to an iron pin; thence North 08 degrees 20 minutes 59 seconds East, 377.30 feet to an iron pin; thence North 01 degree 49 minutes 52 seconds West, 492.39 feet to an iron pin in the County Road; thence North 89 degrees 05 minutes 54 seconds West, in said County Road, 75.00 feet to the Northeast corner of the parcel described in Deed Record 332, page 435; thence continuing Westerly in said County Road, 242.88 feet, more or less, to a point on the West line of the Quarter-Quarter and the Northwest corner of the parcel described in Deed Record 332, page 435; thence South 01 degree 33 minutes 08 seconds East, with the West line of the Quarter-Quarter, 891.1 feet, more or less, to the point of beginning, containing 6.14 acres, more or less.

This sale is to be made in all respects pursuant to an act of the General Assembly of the State of Indiana, approved March 7, 1931, and entitled An act concerning proceedings in actions to foreclose real estate mortgages, providing for the sale and custody of the mortgaged premises and repealing all laws conflicting therewith (see Indiana Code).
It is further provided by law that there shall be no redemption from such sale, and the purchaser at such sale, upon complying with the terms of his purchase, shall be entitled to immediately receive from the undersigned, Sheriff of Morgan County, a deed conveying to him, the purchaser, the fee simple title in and to said real estate.
Taken as the property of the Defendant(s) stated above at the suit of NewRez LLC dba Shellpoint Mortgage Servicing. Said sale to be without relief from valuation and/or appraisement laws.
