SHERIFF’S SALE NOTICE
By virtue of a certified copy of a decree to me directed from the Clerk of Morgan Superior Court #1 of Morgan County, Indiana, in Cause No. 55D01-2506-MF-001467 wherein NewRez LLC d/b/a Shellpoint Mortgage Servicing was Plaintiff, and Dustin K. Ross, April M. Ross, Brown Civil Township Ambulance, RenovateOpco Trust, Mariner Finance LLC, Clear Haven 2019 Trust Series 1, Town of Mooresville, Portfolio Recovery Associates, LLC, The Unknown heirs devisees, legatees, beneficiaries of Thomas Gunnell, and their unknown creditors; and, the unknown executor, administrator, or personal representative of the estate of Thomas Gunnell and The Unknown heirs devisees, legatees, beneficiaries of Marjorie Gunnell, and their unknown creditors; and, the unknown executor, administrator, or personal representative of the estate of Marjorie Gunnell were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder on March 16, 2026, at the hour of 2:00pm or as soon thereafter as is possible, at the Sheriff's Office at 160 N. Park Avenue, Martinsville, IN 46151 the fee simple of the whole body of Real Estate in Morgan County, Indiana.
Lots Numbered Thirty-Eight (38) and Thirty-Nine (39) in Bolton’s Addition to the Town of Mooresville, Morgan County, Indiana.
EXCEPT, the following described tract: Beginning at the Southeast corner of said Lot 39 in Bolton’s Addition to the Town of Mooresville, run thence northerly on the East line of said Lot a distance of 60 feet; run thence westerly and parallel to the South lines of Lot 39 and Lot 38 a distance of 90.0 feet; run thence southerly and parallel to the East line of Lot 38 a distance of 60 feet to the South line of Lot 38; run thence easterly on the South line of said lots a distance of 90 feet to the place of beginning.
ALSO EXCEPT, thirty-four (34) feet of even width off of the entire West side of Lot 38 in Bolton’s Addition to the Town of Mooresville, containing 5338 square feet (0.12 of an acre), more or less.
